New mortgage math is brutal. Say you buy a $1m house with $200k down at a 7% rate ($800k mortgage). Over the first three years you pay $193k ($5,322/mo.) After those $193k of payments your $800k mortgage is now at $774.5k. You paid $166k in interest, $25.5k in principle.

@sweatystartup in Canada, mortgages reset every 5 years with a new interest rate, some people get $1k+ raises on payments and have to sell.

A mortgage payment doesn't go up for 30 years. My parents still pay $420 a mo on a 200 acre farm + house they bought in 1998. Rent goes up 5%+ per year. Compound that over 30 years and its 4.5x higher. People who argue that renting is better are simply wrong.

The common folk will always try to convince the ultra creative that they can’t have it all. Becomes tangible when you stumble across the real estate billionaire, women’s swimwear/model agency owner, power lifter, gambler, who has tapped into all of their interests and excelled.

♠️ You are dealt 3 hands early on in life: Athletic. Academic. Real World. The quicker you can identify which hand to bet big on and which to fold, the bigger head start in life you have. A playbook on decision making, self analysis, and the university debate for all the youngsters. 👇 🏋️‍♂️ Athletic: Do you possess the athletic ability to obtain a scholarship, or REALISTICALLY make a living playing a sport at the professional level? If your performance does not suggest this, no reason to chase the dream longer than you should. Analyze if you fall into the next two categories. 🍎 Academic: Are you top of your class in terms of intelligence and do you have a clear idea of the profession you are going to pursue after university? What is the expected earning potential after you’ve taken on hundreds of thousands in debt? Have modeled out how long it will take to pay the debt off? Is a degree ABSOLUTELY necessary? Have you met with professionals in your desired career path to understand if they enjoy their craft? Most folks don’t calculate the basics… 🐺 Real World: If you do not fall into the athletic or academic category, there is ZERO reason to chain yourself to the debt system. You’re better off pulling the plug before you sign up for four years of listening to professors who have never ran a business, made $1M+ in a year, etc. Enter the real world. No reason to go booze for 4 years and hang out at frat/sorority parties. Realistically, you can learn how to build a profitable biz or skill for less than a few thousand. The amount of free and in some cases affordable paid content is in surplus and far less than your average degree.
