@SteveSaretsky Still a ways till the bottom. We are not at peak unemployment yet, tariffs are only beginning to be felt and the reality of higher interest rates with few or no more cuts in 2025 haven’t set in. Hopefully no smart FTHB are catching falling knives or they’ll regret it.

We don’t buy apartment buildings as part of our business…yet. I don’t expect a bank in 🇨🇦 with CMHC backing would call a loan in this situation (they should IMO but they won’t). Thoughts?

Contrary to common belief, it's very easy to lose money in REPE. Lemme show you: GP buys a property for $10M Raises $3M (down payment + 500k capex) Gets a loan for $7.5M Value drops by 20%, bank calls the loan. GP sells for $8M. Total equity wipe out after costs.

What’s the coolest man made feature on a golf course? Saw this clip again today and thought about the question. The Sphere view from the Wynn Golf Club is unreal.
