@WeddingVenueGuy Alex, this is for the best borrowers with one year cash flow in an existing business. What I call the silver bullet 7a nearly always beats the 504 on rate, PPP and closing speed. This also depends on overall strategy.

@MarketPalmer_ The more they love it the less tangible value it has to them because they won't sell. This is what most miss in an owner occupied real estate transaction. Owner user real estate is about making memories not $$$. Now if it were for investment then it would be a different story.
