As a realtor or agent in this real estate industry, in a world where the good die young, I’d advise you to be a bad person. Over time, I’ve come to understand something differently, especially for realtors and agents in this business. The “good” realtors, the ones that want to please every prospective buyer they meet, will even go as far as spending their time, energy, and money, only for the prospect not to turn up in the end. They easily believe and rely on whatever a prospect or client tells them, forgetting that in this business, “trust” is a scarce commodity. Just the way we have agents, ọmọ onile, and real estate companies that are not straightforward is the same way we have clients and buyers who are deceitful and not honest. Once a realtor or agent continues in this act of “goodness,” they’ll die early in this business. What I mean is, they’ll get frustrated and eventually leave. However, when I say you should be a “bad” person, I’m not talking about being dishonest to prospects or clients. What I mean is, don’t allow a prospect to use and dump you. Be bold enough to let a prospect know when they’re going out of line. Be bold enough to charge for your logistics or inconveniency fee. Be wise enough to know when a prospect, or even a client, is not being straightforward, and avoid them immediately. At the same time, always do everything possible to protect your client, whether you’re working for a real estate company or independently. People will say you’re too strict or too precise, but the truth is, this business is not just about selling land or building a house, it’s about protecting your name. You can’t last long in this business if you’re too soft and “good.” Ask around. For any Real Estate consultation, reach out to me 🤝🏾

One of my guy is 38. let’s call him frank (not real name) Frank has a good job, his own apartment, has a car, a few investments. handles his life with zero drama. really chill guy. but every family gathering, this very conversation finds him like a heat-seeking missile. “your mates are on their third child.” “when are you getting someone home?” yesterday he came back from visiting his parents, got home and called me. man was ranting and sounded really upset. said it’s gotten to the point where he feels like he is a woman being pressure into getting married. his elder sis is 42 and unmarried. so he kinda gets why his parents are panicking. I just told him this is what the society does to both men and women in Nigeria. nobody asks if he even wants to get married now or even get married in the first place. the only valid question is when is he going to become someone's husband. I used to think only women get pressured with marriage. didn’t know men have joined too.

I had a course mate in school, a lady who attended almost every campus fellowship program and vigil. Whenever lectures were on, she would often be sleeping, even sometimes in the exam hall. When we were freshers, she was serious and intelligent, but the moment she got involved in that fellowship center, things started changing. She would pray deeply during exams, then fall asleep, and sometimes wake up only when the exam was almost over. She doesn't copy anyone or ask questions during exam, she just wrote whatever came to her mind. She missed lectures, had multiple carry-overs, and yet she kept attending every fellowship event without balancing her academics. Some students left the fellowship because the schedules clashed with classes, but she didn’t. She relied entirely on her faith and the fellowship for success, while ignoring the tangible work she needed to do. This happens a lot in real estate too. Some people approach buying land the same way, they pray, consult religious leaders, and even sprinkle holy water over the land they just bought, hoping God will protect it. But they ignore the practical steps like verifying the documents, confirming the title, surveying the land, fencing it, and consulting professionals. The truth is that even God respects process. Prayers alone won’t fix what you neglect to do. Just as students need to study and attend lectures to pass exams, you need to follow the proper steps in real estate to secure your investment. This is why I usually encourage you all not to hesitate to do a Deed of Assignment immediately after buying land from ọmọ onile. A man called me yesterday night, and he was explaining his experience about a plot of land he bought in 2022 in Badagry for ₦1.5M. He said he didn’t prepare a Deed of Assignment then, he just did it now because he has been seeing my posts recently about not joking with it. Although he had done a small fence on the land, after preparing the document, he took it to them last Saturday to sign. They told him he would have to bring ₦900K before they would sign any document. Now he doesn’t know what to do because he doesn’t have up to that amount, both home and abroad. He said he has been pleading with them since Saturday, but they’re not ready to listen, which is why he’s reaching out to me. The thing about buying land from ọmọ onile is that if you do the right thing immediately, you won’t really encounter any problems with them. If he had given them the document to sign immediately after buying the land, the highest they would have collected from him is money for schnapps and maybe ₦20K. Like I’ve said before, they usually hope and even pray that you don’t bring the document for them to sign. But if you allow that to happen, you will almost suffer the kind of pain Jesus Christ went through while carrying the cross to Calvary, except the ọmọ onile are just being kind. Anything that will make you delay signing the Deed of Assignment immediately after buying land from ọmọ onile should be avoided. It will be very difficult for them to come together to sign that document after they have spent your land money a long time ago. In some cases, you may have to pay an amount close to what you originally bought the land for before they will even give you attention to sign any document.
