@LFairclo This is what is making hospitals relocate to farmer's fields outside of town on large acreage - 100% car dependent, captive market / forced to pay, the more land the better. Niagara Falls, Windsor in the works. Orillia, Kingston proposed. Probably others. It's a revenue tool.

Why this couldn't be built in Toronto:
1. These likely need single egress stairs above 3 stoerys, not legal.
2. Despite providing ample park space to residents, because much of this seems to be privately enclosed it wouldn't count to parkland contribution and therefore this site would in essence have to pay twice for parks making it non-economical.
3.Lack of angular planes
4. 0 line setbacks
To name just a few policies hindering this.
I could go on but the reason we dont build this isnt because of developer greed or bad architects, its because you LEGALLY and ECONOMICALLY CANT.
