I currently own 72 section 8 rental properties And I’m actively buying 3-5+ every month They all look something like this 110k purchase price 20% down 22k + 8k closing costs = 30k cash to close Rent: 1550 Mortgage = 630 Taxes + insurance = 280 Prop management (8% of rent) = 124 $516 of cashflow per month After maintenance = $400 $4.8k annual cashflow = 16% cash on cash return If you’re a high income earner, there are few places to allocate capital that spit off cashflow like this What’s amazing is 50% of the cash I use to close on these deals is loaned from my stock portfolio at a 6% interest rate Financial arbitrage at its finest

but since you did, tell him some comps that make 135k sound reasonable
& relay the benefits of working w you vs listing
expectations werent set, you'll have to follow up again

Seller: That’s too low.
Me: How much do you want?
Seller: I don’t know, but $135k is too low. I might list it on the market
Me: How much are you going to list it for?

@Reef215 if ruining your rep amongst other people in the same industry same market is low risk then sure
also we don't pay 5k for any referral to a buyer, especially one that was generated with a marketing platform that we already use ourselves

@RealEstateAnuj Low risk high reward kind of thing. You don't work with them they just make up a lie to their buyer. You agree to work with them, they get 5k for the referral connecting you to their buyer.
