Lease signed!
We're coming to Pflugerville, Texas!
I am massively bullish that this office will be a smash hit.
Why?
1. Location, location, location.
We snagged the best site in the area. Hard corned, massive traffic counts, great competition ratios and incomes and rapid growth.
2. Marketing
We routinely get patients driving 30-40 minutes from this area to our South Austin location. So we've been marketing here already for over a year. We'll saturate the area with marketing before we even open
3. Systems
A typical startup would be trying to train a new front desk and build office systems. Ours will already be in place with call center, RCM team, and cloud practice management software.
4. Skin in the game
We use partners for most of our practices instead of associates. When you own the practice, you care a lot more about it success

We put an LOI in on a lease space for our next location in Austin this weekend. Great demographics, highly visible end cap space on a corner with great traffic volume. 5% growth rate in the area projected. We’re looking for one more general dental partner for this location. @CoyDavidsonCRE Same. I was just saying this morning that I will pay a monthly but not commit to longer term usage with the pace of new tech tools coming out (weekly). And we’re likely only seeing the output from the initial AI wave as those biz’s finally have their products ready to launch.

@RE_Ari18 Still see pent up interest with low vacancy rates in retail. Solid opps in new builds but cost of capital killing local biz build out options. Working with devs & owners to pivot where possible. Natl tnts passing on ATX for better economics in HTX and DFW. Quality 2nd gen is king
