There can often be situations where the rent is higher than the landlords costs, but lower than what *your* costs over the same time period would be. Say I'm only planning to be in a city for a few years, or know I'm going to want to upgrade to a nicer house within a few years. The costs to: -Close on a house -Pay the front end of the interest amoritization -Prep and pay an agent ti sell that house -While then paying to close on another -On top of the opportunity cost of tying up the down payment for the house vs. investing it. Those combined can *significantly* exceed the cost of renting especially when staying somewhere 5 years or less. So there are many people's situations where they're better off renting than buying, but it has nothing to do with affordability for that set of people

Let's make this very very simple here Landlords are operating a business designed to make money. In no instance will a renter be charged less than the total costs to the landlord if the situation is to be viable for any length of time. Owning will always and forever be more financially advantageous than renting over longer timeframes.

no shade but why would i literally ever buy a home… you still have to pay a mortgage monthly that would be the same cost as just paying rent atp. and at least with renting, the expenses for anything that goes wrong falls into the landlord instead of on you

I've *literally* been arguing with him the entire time and commented the instant he let the racist out, and now we'll see if we can't identify him to let his customers and business associates know they're working with a nazi. -- I separately responded to *you* and *your* comment on gentrification. Occupying empty buildings in rural areas isn't gentrification. Period.

An avowed Nazi!) I would be much more concerned about the Nazi part than making it clear where I stand on gentrification!

You have explained why you want to charge variable rent. You have not explained why other people shouldn't treat you the same.

They are providing identical service, you provide identical service to two tenants in identical pads. Why should your prices vary not theirs?

@RichardK4 @WYTradePost @realEstateTrent It’s extremely common. You’re just showing your ignorance. Also, you do understand that it’s just an additional component of rent, correct? There’s base rent and then a breakpoint based on a percentage of sales. The percent rent only applies to sales above the breakpoint.
