@DFitz38 Lots of locals in one of towns we have STRs in are always complaining about lack of affordable housing and lack of longer term rentals. Of course it’s all STRs fault.

I posted a question to AirbnbHost subreddit asking how people with multiple properties handle their accounting and tax prep. I got 80% solid feedback. The other 20%…. Truly thinks I’m causing the housing market crash. That I’m the problem. Anyone else in the STR game get berated like this from anti-STR peeps?

30% cap rate? Where are you finding 30% cap rates? Let's do some math $256k revenue ($92k) Operating expenses $164k Net Operating Income A 30% cap rate would imply a $546k purchase price. Cap rate is NOI / PP. Where on god's green earth are you finding a $546k purchase price and generating $256k in gross revenue?

And after 5 years you’ll have paid even more to a landlord if you rent. And you can’t write it off against your income, like you can with mortgage interest. The landlord wins, and you have zero equity to boot. Oh and rising rent payments, zero appreciation, and a partridge in a pear tree.

Not to mention after 5 years you'll have paid over $200,000 in interest and only about $65,000 on the principal. The bank wins. The home owner has a ball and chain tied to their leg. By the time it's paid off in 25 yrs, they'll have almost as much in interest than the $750k.

A 4 bedroom home in a nice area near me cost about $750,000. With a 20% down payment the monthly mortgage payment would be about $5,000 — not including utilities. To rent a 4 bedroom home in the same area would cost $4,000 per month. That saves over $1,000 per month plus $150,000 in down payment and $10,000 in closing costs. This is important to consider before purchasing a home 🚨

I was going to say - the play has to be for 5+ bedrooms, but those are going for $1.5M+. That’s interesting in terms of the building costs being discounted THAT much - I’ll have to look into that. Broken Bow will continue to benefit from the growth of north Texas, so I’d love to own something there.

We've been in this market for almost 5 years. Buying retail at these prices is tough but building is very cost effective. We have been building exclusively since 2021 You can get an entry cost at ~25-30% less than retail comps Rentals are still doing well on good properties but we have seen some compression in the 3 bedroom and smaller space. 4+ bedrooms with good amenities, good marketing, and a good location still crushing it

Yes. When I’m 55 I’ll have a paid off home and will not be supporting kids. They will be out on their own by then or making money to support themselves. $40k for two people with minimal bills to retire on? Yessir Even if I had to work part time just for benefits until 65 that’s fine
