I’ve been in Austin for over 25 years. Excellent opportunities in business. The right type of hardworking friendly young people come here to start families and businesses and stay. State gov helps keep taxes and public policy (generally) in line. I don’t believe I’d have had anywhere near the success I’ve had anywhere else in the country. I had no connections and am quite unexceptional.

Austin rent looks insane to me. Compared to LA you get twice as much for 1/3 the price.

Hot take: I shouldn’t have to buy a cheap duplex or “starter home” that doesn’t suit my needs to get into the housing market. I should just be able to buy a reasonably priced home with a good yard and a few bedrooms like my grandparents did and keep it forever.

@AdamB1438 @realEstateTrent When it comes to debt either owe none or owe a ton. That is the only thing that protects you. When I’m looking at the foreclosure list or NPLs, the “deals” are the ones at 40-60% of current value. Your paid down debt (equity) is someone else’s profit in a downturn.

One quibble: We've lived our whole lives in a mild-to-moderate inflationary environment so that means we pay down debt with "cheaper and cheaper" nominal dollars over time, but in deflation - you stay just as busy but earn fewer dollars. So if that comes up again, having amortized some debt is the difference between losing your equity and surviving until recovery for many people.

The mortgage on our home is interest-only. Why? Because it’s much smarter to invest that principal instead of paying it back to myself every month. Unless you need a forced savings account to protect yourself from yourself, OR You don’t have good investment opportunities, an interest-only mortgage is a no-brainer. It’s actually not even close.

Anyone in real estate knows the Pakistanis trade harder than anyone else in the world. If they can’t cut a deal between th US and Iran, it’s fucked.
