Because of fractional reserve banking. Because of predictors lending. Because of the real estate agents brokers are incentivized to overvalue the properties. Oh and then the appraiser is incentivized to affirm the bogus value. After all that part of the banks business model. Homes are not just expensive, the dollar has been devalued to such a degree that the impending generational wealth transfer will trigger a housing margin call. Millennials don’t make enough to afford the Boomer’s 1.2M homes they bought for $400,000 20 years ago. There is a huge gap between those two groups. There is no significant buyer base entering the market to make that transfer liquid. If boomers don’t set up trusts and have lawyers draw up a step-up-in basis for their kids then they will be forced to sell the family homes just to cover the tax liens. The property tax alone could cause folks to have to sell their inherited properties. This will need to addressed within the next five years.

You don't have to be an astrophysicist to figure out that homes and rent cost too much. Why? Because of a lack of housing supply—duh. My Build Now Act will incentivize new homebuilding and lower housing costs.

Had the opportunity to play the #ryman at the end of March. I have to admit I wasn’t familiar with it until I moved to Nashville in 2013. I’ve seen how much it ment to others along their journey. We travel almost perpetually so I find myself spending most of my bus time researching digital assets and the broader geopolitical context of an updated financial system. My goal is to find practical ways to create and deploy solutions that help the artists I work with and know. This is a bit of a passion project for me. Alternatively, I would like to be able to build and grow something in the crypto space. I have plenty of down time while on tour and want to put it to good use.
