$CORZ HPC/AI deal vs $WULF deal-a deeper dive Investors have universally declared that the $CORZ deal is superior to the $WULF deal, specifically because Coreweave is paying for the capex. But is it really? I would argue that $CORZ beautifully financially engineered a way to find the capital needed to build out these data centers. But the cost of doing so is essentially a buy down for Coreweave on the lease payments. $CORZ has guided the capex for conversion at $5M-$8M. If you take the midpoint of $6.5M and subtract $1.5M for credits, that leaves a Coreweave contribution of $5M per MW. Over a 12 year period (the term of initial lease), the total net contribution by CW is $22.4M per MW on a critical IT basis ($1.45x12+$5m). On a gross MW basis (1.4 PUE) that comes out to an annual contribution of $1.33M per MW. If any options are exercised, the out years look worse, with a gross revenue of $1.035M. The $WULF deal has annual 3% escalators so at the midpoint of the initial deal, the annual revenue per MW of critical IT is $1.73M or $1.44M on a gross basis using 1.2 PUE. If options are exercised, the year 13 gross rev is $1.78M. In summary, during the initial lease term: $CORZ - $1.33M $WULF - $1.44M During option years, $WULF far surpasses $CORZ. Caveat, $WULF will need to finance the capex build so any upside in rev will be offset by principal and interest expense, amount tbd based on term and rate.
