@maxdubler When you get a Fannie/Freddie mortgage (which most large Multi owners use for debt), the highest occupancy rate you’ll be allowed to underwrite is 95%. Realpage has had plenty of issues, most come from essentially monopolizing comp data. But 95% occ is sound business strategy.

A 5% vacancy rate means that each apartment is empty for about a month once every 2 years between tenants. Landlords “keep vacancies rather than rent them out at lower rates” in the same way I “kept my old car off the market” by ignoring lowballers and selling it for book value.

@MultifamilyMad One bedrooms are also highly volatile during recessionary environments. Work in MF brokerage. The number one thing we’re seeing right now is a heavy drop in 1BR occupancy from Class AA to C. 70% of leasing traffic right now has a significant other or a roommate.

Buying an entire apartment building only consisting of 1 bedrooms is a terrible idea. Take it from someone who has a 40 unit building with all 1 bedrooms for almost 4 years now. Turnover/vacancy is one of your largest expenses. On one bedrooms you constantly have turnover. It’s just a fact. Tenants will outgrow and not stay in a 1 bedroom as long as they would in a 2 or 3 bedroom. This isn’t always the case but it’s usually the case. Even if you have a 1 bedroom unit pre-leased when it becomes vacant, you will still always have a vacant period as you have turnover work you have to do to the apartment when the previous tenant moves out. Even in a recently renovated unit, at the minimum a coat of paint is usually needed plus other misc repairs. If the previous tenant was a little more aggressive on the apartment then your painting, doing floors, etc. Now your apartment is vacant more often and needs to be touched more often, directly effecting your income on vacancy and expenses on turnover. Moral of the story? Have a good unit mix at your building. I have a 12 unit with 6 one beds and 6 two beds. The turnover is very well balanced. Thanks for coming to my Ted Talk.

@adamscochran This was just poor in general. If the hope is to really make crypto for everyone, how are you going to alienate half a country? They already think it’s a scam. This ain’t it. One of the most important aspects of this space is freedom. This sets the opposite interpretation.

Took them 9 hours to delete it. Also all the major players in the Solana ecosystem suddenly delete their tweets promoting/supporting the ad and RT’d and liked takes about it being bad. They approved this, supported it and celebrated it. They rolled it back because it hurt their business, not because they thought it was wrong. This is who they chose to be. They showed you exactly who they are. They don’t get to hide that and say “oops my bad”

This failed to understand CT fundamentally. While many may have voted for Trump, that doesn't mean they agree with conservative social ideologies. Rather, crypto people tend to be remarkably heterodoxic. This is why using cookie-cutter conservative value-signaling failed miserably. I hope we retain that aspect of our culture. In all seriousness about ETH, the way people are talking about Ethereum and shitting on it now is reminiscent of how people spoke about and shat on Solana once upon a time I should know — I was one of them, making cheap jokes about “solana going down” while not really having any idea what I was talking about wrt the actual tech, while also being ignorant of the bustling community You generally make better gains buying things when they are down bad and popular opinion is negative vs buying when everyone on the timeline is euphoric Ethereum still has an insane amount of devs and companies building on top of it, and an insane amount of TVL What would help is a narrative or narratives that makes people pay attention — some standout user-friendly user-fun apps that go viral would go a long way (easier said than done) I believe with a very high probability that sentiment will eventually turn around Whether it outperforms BTC or SOL from here I really don’t know, but I’m still comfy with a very big bag of spot ETH in my portfolio Eventually us ETH bulls will be proven right, even if for no other reason than the fact that a broken clock is still right twice a day
