119 condos have sold at $500k or less to start 2026 in downtown Toronto C01 & C08. Many in the $400k range. For context, in 2023 we had just 31 condos sell for $500k or less in same span Jan 1 -Feb 24 When do we hit the tipping point of buyers, or investors jumping back in?

@JohnRavenda The interest is because of price for sure. Lots of interest from FT buyers since second half of last year. Sept to now they’ve been researching & now it feels like many are getting out to actual showings. It’s not gonna push sales or prices up anytime soon but interesting.

Just to be clear this does not mean it’s getting busy. But we could be seeing a shift in how buyers are seeing the mrkt. Especially first time homebuyers seeing an opportunity today that wasn’t there in the past few years to get into a smaller condo.

I'm hearing that prime downtown Toronto condos are renting well, likely due to the push to "back to office". That isn't the case across most of Toronto where MLS rental inventory continues to pile up. HT @RealosophyRE for this data

Buying a home without this process could cost buyers thousands of dollars in surprises after the fact & a boatload of regrets. Make sure you understand what you are looking for when viewing homes & add the right conditions into the purchase agreement to protect yourself. End

While looking at homes it’s important to walk a buyer through a 10 point home check, looking for mechanical issues, shoddy workmanship & highlighting red flags. At the end of every home visit my buyers are better prepared to buy their dream home & any issues it may come with.5/
