@Andy_McQuade @FingerootB @rohde88 YoC is unlevered, always No such thing as levered YoC CoC is levered, always Say YoC or CoC, not levered/unlevered yield It’s defined purposefully, and when you’re discussing deals in the magnitude of several tens of millions, you should be using the correct terminology

I’m still trying to figure out what the future looks for the analyst-director cohort once 40-90% of the raw manhours of NOW-rote work is going to look like over the next 40 years There’s going to be new jobs and responsibilities and duties still needed, but… I feel like a farmer with a horse-drawn plow staring up at the smokestacks of a factory being built in the 1800s

Scary good moment from Claude this week: I've been feeding entire LTD general ledger activity to Claude every month after we close the books and teaching it to scan for MoM and YoY variances... that's not the scary part. That's just a custom skill I made called "/gl-scan" I'm pretty fond of. No sir. Today I had the bright idea to connect it from my "Ops" repo to my "email" repo which I've been using as a custom CRM, to-do list, everything sort of day-to-day tool. I asked Claude specifically to simply just draft emails in my outlook of the /gl-scan findings to save me the usual manual step of taking a CSV and MD file outputs and putting it in email form. I figured I'd populate the email addresses myself once it did it so. Especially since we had a little turnover at one property in the last couple months. This alien-in-a-box went and searched through my emails and correctly identified the correct PM team members with 100% accuracy and with subject line headers, gave me subject line headers and drafted the whole email. I've been mainly using AI for deep analytical work and very little for human communication and emails, so maybe this isn't new to most of you. But correctly parsing through thousands of emails and getting the right folks on the first try between a m365 exchange backend and my in-house database backend is pretty scary impressive.

Many of you may remember months ago I took our excel-only multifamily underwriting model and beefed it up to be a hybrid excel-cloud model so all base case runs and sensitivities are organized and stored in the cloud for easy querying. Well, as of today, it now also handles: 1) portfolios of up to 10 assets 2) provides after-tax return metrics encompassing depreciation, OZ, and other tax-credit programs 3) prints IC 1-pager summaries And it does all with this with me just dropping the data room folder in our designated shared drive folder. And it has the automated comp scraper/analysis agent get automatically tagged-in to run as well in parallel with the underwriting engine.

I knew a real estate investor who bought a small strip center for $600K putting $100K down. A year later, he turned down an offer for $720K because "it was only a 20% return." This is your competition in the sub-million dollar investment space.

@credealjunkie 💯 There’s been real bifurcation in capabilities of LLMs. Claude is the best rn for knowledge work, but each LLM seems to have its own strengths. It’s been hard to tell what those are without trying same prompt on multiple LLMs.

Don't get married to your LLM. I needed to find the year built for 60 properties, so naturally I asked Claude to do it. It hemmed, hawed, complained, made excuses and ultimately gave up. I asked Grok, which just grinded through it and spit out the data in about 15 seconds.

Q1 2026 is the first time in 3 years I have consistently seen light industrial marketing processes landing near or above guidance on virtually every marketed deal. Off-market buys being attractive are back in play!

I made a Skill! Tired of spending hours (or telling your analyst to spend hours) putting together those POI maps no one ever looks at? Have Claude do it. Pop in the address, out pops a map you can drop into your deck or OM. Reply "POI" and I'll DM you the Skill.

@carrynointerest @nabeelqu Cowork web browser is def not great. The significant leap with Claude for me has been on knowledge work (Microsoft office tools). It is now significantly better than GPT.

I work with enterprise customers and Claude Cowork is oneshotting all of them right now. Seems like the "AGI moment" for a decent chunk of middle age managerial types in the same way that Claude Code was for many people one wave ago.

@carrynointerest @nabeelqu are you referring to doing work in excel or powerpoint? suggest trying the claude add-ins for those programs or for word docs, use claude chat. Better way to understand the capabilities than using cowork first.

Things that annoy me... 1. AI 2. Why does every person in CRE have a different title? I've never seen such a mix of titles across an industry. That's it.

Recently heard from a large institutional investor: - Core bucket capital is prioritized deployment bucket Hadn't heard this in a few years. They all only wanted value add deals at opportunistic returns. Good sign for transactional activity broadening.
