@matthewdmarsden Texans should vote for the candidate that aligns best with their values— for plenty of Texans that includes the importance of the American-Israeli relationship, of which Senator Cornyn has been a stalwart advocate for decades.

Paxton is clearly still the favorite, but Cornyn is not out of this race. If you’re a registered voter in TX, EV is over but you can still vote on Tuesday, even if you didn’t vote in the primary. A Talarico-Paxton general is bad for Texas, bad for the US, and bad for Israel.
Gabby Birenbaum@birenbomb

Final count of early voting + mail now that the EV period is over in the Texas Republican runoff. These counties cast >25k Republican primary votes in March. Pretty solid turnout in Travis/ Lubbock/Harris/Bexar SOS reports ~829k votes total; primary was 1.3M early+mail #txsen

@robbiehendricks The absolute best use of FF and credit card points is international business / first. Not at a point I can justify paying cash, but it’s where ~all my miles / points go

@HowardRoark90 @rohde88 Yield-on-cost may be unlevered by definition but “yield” can be either levered (CoC / “cash yield”) or unlevered (YoC). There’s nothing redundant about clarifying that he’s referring to the latter.

Yield on cost is important as a baseline metric because it shows the raw, unlevered return a project generates on the total capital actually spent to create or improve the asset That aside, I’m saying it’s redundant No serious player would say it like that But then again, that’s why he’s sub-institutional

Well, the ROAD to [Less] Housing Act is back on the radar it seems. Reminder that this bill effectively bans construction, not just acquisitions, and creates enormous new bureaucratic red tape over housing.
JD Vance@JDVance

The American Dream doesn’t belong to the highest bidder on Wall Street. It belongs to the American people, who work hard, save up, and play by the rules. I applaud President Trump’s leadership on this issue and urge the House to pass this bill.

@robbiehendricks @andyantiles_ OP’s post reads like he knows people who are in trouble buying at the peak 3-4 years ago and is (wrongly IMO) extrapolating that it means it’s a bad investment today.

Mobile home parks are cooked I spoke to a guy over the weekend who raised capital in 2019-20 to buy mobile home parks and crushed it Selling all his assets now Said the market ran and the music has stopped If you’re buying these assets in 2026 you’re going to get smoked It’s the equivalent of buying short term rentals in 2021 Instead, I’m buying $100k-$120k single family homes in the southeast Putting section 8 tenants in there with $1300-$1600 monthly rents Cash flowing nicely while claiming mind blowing tax deductions

@jasonc_nc How much would you have to raise prices to not charge? My non-coffee shop-owning hypothesis is you lose alt milk drinkers for charging extra but you don’t lose milk drinkers by charging the same. While I don’t blame shops for scaling with cost, it may not be profit-maximizing.

Pictures on websites. I am not a huge fan as the company grows because it makes it harder to navigate the directory. We also have a few team members that work remote so getting high quality photos of them is harder. What other ways have you seen the "Teams" or "contact" pages laid out that still looks nice?

Food hills I will die on: Texas BBQ > anywhere else Flats > Drummies Chic-fil-A is overrated NYC bagels are elite, pizza is average Ketchup on eggs is completely acceptable Breakfast tacos > breakfast burritos Thin crust > thick crust You should go to jail for using steak sauce Hot sauce is the best condiment Chili's is the elite casual dining chain

Changed my mind: I used to think it was dumb for young people to think of, and describe themselves as, generalists, bc the world tends to reward specialization. However, due to AI, the future of the economy is more uncertain now than it has been during my whole career. So I think the best move right now is to try a bunch of stuff to develop broadly useful skills, especially including applying AI to "regular" business. (Note that I'm v bullish overall; just don't know where the upsides and downsides of all the change will accrue.)

@moseskagan @patefortworth @exec_sum Austin’s self-immolation will be a case study at some point. It had (or has with a change of leadership) a clear path to being a co-equal city with Dallas and Houston yet has totally fumbled with incompetence.
