@HodlerRanch @SawyerMerritt Referring to repairs not traditional maintenance. Yeah it’s cool not to have oil changes but replacing the side panel of a Model 3 door is more expensive than replacing the side panel of a Honda Accord hybrid door.

NEWS: Hertz has started selling off its early Tesla inventory. Prices bottom at $20k, but including the $4k Federal used EV credit, that can get as low as $16k.

@maccoinnich Sure when I was just out of college it worked great. Hard to see how it works for anyone over the age of 30 if they have family, pets, cars friends who visit or just more possessions than can be fit in the back of a car.

To the people dunking on this: I also wish $350K bought more, but below is what homes in this neighborhood have been selling for in the last two years. Anything else is in the price range is not only small, but euphemistically described as a "fixer".

I bought my car for $14.5k last year. 2017 Nissan Sedan, 80k miles. It is now only worth $5k. No wonder auto delinquencies are rising.

Raise rents on your properties EVERY year. Even if it is $25 per month, it trains the tenant to expect an increase.

Spoke to a large multifamily firm active in Florida today. Their insurance is expiring on a 300-unit, 90s built deal in St. Petersburg. They told me they can't get a single company to offer them a renewal. Can this be real?

@colin_of_canada @PatrickChopson @seandsweeney That’s the point. People who say- we will see (and buy hoping that they will hit a good stretch of a few years with no major storms). Then wonder why they can’t insure a year later?! Best case you’re gambling that you can time the next storm. Reinsurers warned us 10 years ago.

@pondermint @seandsweeney Roll it up and form your own are-insurer, or buy a ‘smaller’ one and self-Re-insure. Been listening to Buffett’s biography. Guy took high premiums whenever he could. Used float to power growth. Be fearful when others are greedy, and greedy when others are fearful.

The best strategy in residential real estate is to UNDERprice your house when listing. Underpricing brings more interest, gets more buyer's emotionally invested, and creates a bidding war on pricing along with competition on terms...

@michaelwatson2 @johnstaff I’d say because if you’re selling in a slow market moving interest from 2 to view to 3, doesn’t make that much a difference. But in competitive markets completely agree.

@johnstaff Agree that the demand and multiple offers obviously helps. But why wouldn't it be the right strategy for the seller? It still drives increased interest and offers which you can counter how you see fit.
