Dear All, @IncomeTaxIndia, under the capable leadership of @nsitharaman, is trying to convince everyone that the reduced LTCG rate of 12.5% without indexation is beneficial. Yes, they are correct, but only if you make windfall gains. A quick look at this example will reveal the truth. Consider the same case we demonstrated earlier. If you bought an apartment for ₹50 lakhs fifteen years ago, and sell it today, you'll only make a profit after accounting for inflation if you sell it for ₹1.32 crores. Earlier, you didn't have to pay any taxes, but now you'll have to pay ₹10.32 lakhs even if you didn't make any profit. So, to break even, you actually need to sell at ₹1.43 crores. With the old method, you would pay lesser taxes up to ₹2.7 crores. The new method is beneficial only if you sell for more than ₹2.7 crores. From there, the more profit you make, the less tax you pay. Are you confident of selling your property at 5.4x value in fifteen years in the current Indian market? “For to everyone who has, more shall be given, and he will have an abundance; but from the one who does not have, even what he does have shall be taken away." This is the new LTCG policy in a nutshell.
