@wouldbirds @michaeldomps @samueljrob Last I remember it’s four parcels on that block between Edmund and Alfred, two separate private ones and then the Land Bank. That thing isn’t getting developed until people get paid out, and situations like this are probably a good “pro” for Land Value Tax.

@AmyHemmeter @2024dion @Detroit_Al It’s part of why - with all the hype - the 3D house hasn’t sold. A normal buyer can get a small standalone house in tons of places with less overhead and better services. The cost structure of the city, and the idea of leaving it is making it, is real, esp. among middle class.

@AmyHemmeter @2024dion @Detroit_Al Ok let’s set aside our booster hat and be real about that product. Most people looking for a house like that can buy far more for way less in Taylor and my overall costs are lower for my family; crime/taxes/insurance/etc - and schools. The market for that product isn’t huge.

@AmyHemmeter @2024dion @Detroit_Al Multiple sources tell me without subsidy all in it can easily hit $500k to build a standalone SFH on the city that can hold a family. It’s why you don’t see it often, and subsidy needed. I don’t have an address, but that’s a small house.

@2024dion @Detroit_Al I just simply do not have an estimate because I'm wildly ignorant of that process lol. I was only thinking from the perspective of the buyer. Perhaps I should learn more, since I'm definitely interested in more infill housing in my neighborhood. The empty lots make me sad.

@2024dion There’s the “3-D printed” house that had a lot of media attention but is still for sale at $224k. I’ve also seen some stuff on the east side, I’m at the draft so my house hunting skills are limited tonight. zillow.com/homedetails/14…

@binder_robert So they’re doing an RFP for redevelopment. Goal is auto supplier. Must keep the frontage they’re saving on Grand Boulevard. No developer, says the mayor, would even consider pre-demo. Says they have people interested.
