Side quest for me is to increase our washer and dryer count at our motel. We use this for our STR business and 2 and 2 isn’t going to cut it anymore. Today I started by tearing out the wall between the laundry room and storage room.

Another day, another zero down deal. 4 doors. Seller wanted cash, so I structured around it. Only money out of pocket was $2,820 for closing. $700 a door. No money down, but I pay for 2025 property taxes. Terms: $125K, 6 year am, 1 year balloon, 5% interest. Absolute lowest they will rent for is $700. Will likely be $800-900. This is how you do it when the seller wants cash.
