This is standard terrible business listing. Distribution business which generally have thin margins w terrible working capital dynamics. Entire business is the owner’s relationships. $700k plus inventory which if i had to guess is another $500k so $1.2mm for less than $200k cash flow.

Talked to a fencing company owner yesterday. $12-15 million a year in sales. $30,000/month marketing budget. Billboards. Radio. Mailers. Full-time marketer on staff. And leads had been declining for 18 months straight. The problem wasn't the spend. It was that 82% of his backlinks were garbage, he had no service area pages, and he was relying on one Google Business Profile to cover 5 locations across New Jersey. More budget doesn't fix a broken foundation

So I've exchanged emails w/ seller. She's telling me my NWC num is wrong and that she had an expert look at it. He says it's $500-750k depending on the time of year. She can't share the calcs bc he would charge her a lot of money for that. I look him up, he's a business broker

They own large percentages of the inventory in major cities. Of course private equity and hedge funds aren't buying up real estate in rural areas. In some cities they own 25% of the single family homes estimated to be 40% in 10 years. Also private foreign investors aren't usually accounted for. You have Chinese billionaires buying up hundreds and hundreds of houses at a time concentrating in one city and further concentrating in the same neighborhoods. One bit of anecdotal experience. One time I rented a house. After talking to the property manager he told me that their company manages 500 houses and they're all owned by one guy from China. He said he bought them all in the last few years. After more discussion he basically said what people like him do is they buy up entire neighborhoods that way they can raise the rent even if there's downward pressure on rental prices. This was just one foreign investor who owned 500 houses (at the time) in Las Vegas. There are countless people like him. Then you can go even further into price fixing how they'll be real estate investor conferences or landlord conferences. What do you think happens when you put hundreds or thousands of landlords in the same building where they talk about their rental portfolios? You think they could all just look at each other and say "hey between us we have 100k houses in Las Vegas why don't we just raise rent across the board 20%."

It seems plausible to me that over the next ten years or so, AI may eliminate 10% or more of all middle-class white collar jobs, and that most of the millions of people losing these jobs will not be able to pay their mortgages and will be forced to sell their homes. With millions of homes coming on the market, the price of housing will likely drop. Renters with secure occupations — that is, those likely to be immune from AI shock — will benefit enormously as home ownership becomes more affordable. Does this seem like a plausible scenario?
