It’s deceptive and merely a way to extract extra profit. Retrading is unethical. Doesn’t mean it’s illegal, but it’s definitely an unethical way to operate

This guy is confusing what is legal with what is ethical.
Anyone who’s been in business for a long time has had a counterparty retrade a deal at the 11th hour.
It’s technically legal, but if your intent going in is to do so, it’s unethical.
When choosing a career, it’s important to not only ask, “can I make money?”, but also…
“Is this who I want to be?”

Fixer upper gets listed for $250k. I offer $180k with 3% commission — I’m a licensed agent and my company is the buyer. Plan is to wholesale it for $190k. Needs $75k in work and will be worth $320k after repairs. Listing agent says too low. 4 weeks later our CRM notifies me the list price dropped to $225k. I follow up. Agent still says $180k is too low. Another month goes by. CRM notifies me again — price drops to $210k. I follow up. Agent says they think it’ll work. I draft the offer, send it over, and it gets accepted. We price the deal at $190k and sell it — signed contract and EMD in hand. While we’re still in DD, I tell the agent my buyer needs a $20k price reduction to move forward, but they’re ready to wire EM and waive the rest of DD. Seller meets us halfway. Price drops to $170k. We make $25k. That’s the exact play we run wholesaling MLS properties.

There’s nothing unethical about retrading. A buyer offering a price with a DD period makes zero promises that they’ll close at that price. If they wake up one morning deciding they no longer want the deal or want it for cheaper, that’s 100% their right to do and if it’s not granted, they can then choose to move forward or get a refund of their EM.

This is extremely unethical. Not only does this erode trust and honesty of the company, but this is borderline fraudulent conduct
This is beyond aggressive capitalism; it’s artificially changing the price of an asset to maximize profits

A message to all my future podcast guests, wherever you might be right now:
I got an email last week from a podcast guest who didn't want to share their revenue numbers on the show.
He said his buddies might see it and think he's bragging.
I get it. Talking about money is weird. When you don't have it, you're embarrassed. When you do have it, you're also embarrassed. Just in a different way.
But here's what I told him, and here's what the data actually shows.
1/ Videos where guests share real numbers get 3x to 4x more views than the ones where they stay vague. It's not even close.
It would be like watching a football game but never knowing the score. The score is the measuring stick. It provides credibility to the whole thing.
2/ Distribution has never been more expensive. OpenAI just paid $200 million for a business podcast smaller than mine. Why? Because the podcast had built-in trust and distribution. That has never been more valuable.
3/ The better our episode does, the more potential customers, partners, vendors, and investors you get your message in front of.
4/ YouTube's algorithm tracks something they call Viewer Satisfaction. Does the actual content match the title and thumbnail? If people leave satisfied, YouTube pushes the video to a broader audience. If they leave unsatisfied because we teased numbers and didn't deliver, the video dies.
5/ If you're still worried, here's the middle ground: share gross revenue and margins, skip personal take-home and net worth. Talk in ranges instead of exact numbers. Mid-seven-figures. Around 30% margins. You get the credibility boost. Your friends still have no idea what you actually pocket.
Appearing on this podcast or any podcast of this size for that matter, is transformative. The amount of revenue, relationships, and opportunities it has opened up for them has been immeasurable.
I often say “you can just do things”, but also, "you can just share the numbers" as well.
