@StevenGlinert If they had spread out their move into foundries over years a bit more gradually in the 2010s, the margin hit would also have been a smaller more steady drag that’s easier to digest

@StevenGlinert The issue isn’t that they’re *still* ruining the company, it’s that since the invention of the smartphone, they haven’t been able to successfully adapt or lead the cutting edge. The foundry move is great, just 10-15 years late, because they protected margins

a lot of criticism of Intel is unwarranted. The narrative that a bunch of MBAs "financialized" the company is wrong. Really it was the opposite. The company took a big swing with lots of capex (becoming a foundry) and the margins have not turned around as fast as markets want. 🧵

@Noahpinion @adamhobson I’ve been incepted by Waymo. It won’t be commuter rail but dedicated AV routes serving the same purpose.

@adamhobson This aesthetic is just what naturally tends to develop when you allow suburbanites to build multifamily housing (and when you install commuter rail lines). It's what's developing in Houston now.

The future of the American inner-ring suburbs is a mix of single-family homes, duplexes, row-houses, and low-rise apartment buildings, with a commuter rail station in every neighborhood.

@politicalmath I’m not sure anyone bothered to read far enough - the proposal is taxing unrealized cap gains on assets at your time of death. Right now assets get a basis reset with no cap gains taxes when they are passed down through inheritance.

The concept of unrealized capital losses is the most obvious rebuttal to a tax on unrealized gains You can't have one without the other, it would lead to complete fiscal insanity

@portland_joe @olsonforpdx And a vacancy tax will make retail real estate less profitable, so developers will build less over time and rents will eventually go back up to where they are

@olsonforpdx You clearly don’t understand economics. Commercial owners don’t want their buildings vacant – vacancy is because there is no demand or other market issues. Vacancy tax just makes it worse. Oh, and don’t forget lower property values means less tax revenue for the city…

AI is mostly a B2B technology. No consumer wants a lathe or a drill press either. Companies make them because other companies use them. AI is a machine tool for the mind -- a productivity device rather than a consumer toy.

@ArmandDoma @Noahpinion Hopefully, we don’t have a lot of time to figure this out because as soon as population starts dropping, the economy starts declining, which means less money and fewer people to innovate. After a little while of this we don’t just stagnate, but actually start going backwards.

World population outside of Africa is projected to peak at mid-century. Humanity is getting about 1.5 to 2 billion more African folks this century, and then we're going to be in long-term decline -- unless we figure out some solution to low fertility rates.
Massimo@Rainmaker1973

If you think overpopulation is a problem, you are wrong. Two centuries of rapid global population growth are coming to an end. World population growth is a first derivative, in math terms, and peaked in 1968, going down almost continually ever since UN projections show it will possibly falling below 0.1% in 2100. @meateater888 @anochtluke @spannerdan2 @DrewPavlou Lol yes it does. It protects all speech so long as it doesn’t put others in danger (threats or yelling ‘fire’ in a crowded theater. We need to come up with a good test for people who are actually Americans versus people faking as them on social media.

@Mariavrgus @rish_misra @Scott_Wiener @sfstandard @scott_weiner Exactly, you build new huge high rises, and so all the rich people living in low rises in the Mission can move out, and free up that housing which will be lower cost once the tech workers have somewhere else to go. You build more so everyone stops bidding up what’s already there

We’ve worked hard to reform SF’s catastrophic approach to housing — an approach that’s caused explosive housing costs. The Board of Supervisors will vote on whether to back-slide by overriding the Mayor’s veto of an anti-housing proposal. My piece on why it shouldn’t override:

@chrsdcook @z_azn_guy Market rate developments won’t be affordable to them, but who’s going to move into the developments? Mostly young people moving out of rent controlled Victorians, which will then fall in rent, etc working the rent improvement through the whole housing stock.

@z_azn_guy Ok but you have to consider the context here. Thousands evicted and displaced and priced out, a real gutting of working-class and low-income SF. This includes many city workers, service industry, etc. We can't pretend that any market-rate developments will be affordable for them.

Another thing: Massive housing supply might reduce prices a bit over years. But even if it did by a huge amount, like say 20%, that's a $1M home selling for $800k--not at all affordable. By then the market rate supply will have priced out anyone who could afford that $800k.
