@Bethazor1 Started as a CRE analyst doing underwriting for a large community / small regional bank. It’s a great starting-off point for at least 2 years that gives you a taste of all the property types. Not many grads know this job exists and it seemingly is always in demand.

Recent Grads looking for a job in CRE….. (or parents of recent grads) I’ve had 4 of these calls in the last 9 days. So I thought I’d summarize my advice and post it here. 1. Shadowing leads to internships and internships leads to jobs. Many college grads tell me 2 things- They aren’t sure what area in CRE they want to get a job in, and they’ve applied to jobs on Indeed and looked on Linked In and they aren’t getting any results. (One student said he sent out 300 resumes in a 30 day period.) My response: Stop! Take the next 30-60 days and have a goal to shadow 30-60 CRE professionals in the geo area you want to live. If you are unsure about where you want to live then spread the shadows over the 2-3 diff cities. While you are doing this get a job as a waiter, door dash or valet park cars. (Shows work ethic to future employers- impt) Reach out to people in different asset classes and different jobs - for ex - *underwriter/analyst for inv sale broker *retail LL leasing *retail ten rep * industrial LL leasing *industrial ten rep *office leasing and ten rep *Prop management *Self storage acq analyst *developer (not many jobs here for the next 2 years but you can still shadow) * workforce housing dev When you reach out, say “may I shadow you, OR (very impt) “someone on your team” for a couple hours ! Not a full day, and not a week- just a couple hours - also give them an out by saying “someone on your team”- no one should ignore or deny that request- How do you get a list of people to shadow ? Start with your alumni - look on LI - “FSU Real estate” for example in your city - Ask friends in the biz - or call me- For every person you shadow - ask them for a recommendation for your next shadow - As you collect these experiences, list them on a page 2 of your resume - Once you get 8-10 it really becomes impressive- and something to talk about re your experiences with future shadows and interviewers. Ignore the career ctr who says to not have a page 2 on your resume. While on that, include your GPA no matter what on your resume. Ignore the advice “if it’s less than a 3.5 exclude it” - the interviewer will ask you- include it - now if it’s a 2.1 you better have a good story - like you worked 2 jobs and Was the fraternity prez! Getting ready for the shadow - Confirm the day before - very impt Don’t ask for their address - it’s ok to confirm the address - Dress appropriately- last week a young man came in jeans and sneakers - not cool Bring a pen and paper - taking notes on your phone is not cool - Show up on time. Bring a copy of your resume. At the end of a month, if you have shadowed 30 people in different asset classes and positions, you will have zeroed in on what area you find most interesting. I predict that one of those 30 offer you an internship (trial period) or even a job. If you are competing for a job with another recent grad who doesn’t have a page 2 with 30 shadows - you will win hands down! This activity shows: Resourcefulness Work ethic Cold calling Time management And many more things to a potential employer- It’s not who you know, It’s who knows you- Get in their offices so they get to know YOU! (Jobs that didn’t exist when you walked in the door, can be and are created for rock stars!) I promise you’ll have a job in the next 60-90 days! Try it! Let me know how it goes!
