From experience working in multi-family projects, we have gathered 7 rules of thumb for housing that help us work very quickly to assess project feasibility: 1) 12' bays. This magical dimension accommodates frontage for standard living rooms & bedrooms. It is also structurally feasible to span with wood or concrete. 1-beds require two bays, 2-beds require 3, etc. 2) 12'5" is the length req. for an accessible linear kitchen with standard appliances. While shopping for smaller appliances is always an option, it is not the best place to start from a cost & schedule perspective. Small appliances are often more difficult & expensive to procure. 3) 11' of uninterrupted living-room wall. This will help ensure the space is 'furnishable'. 4) 9' slab to slab (except at ground floor & not for luxury buildings). This is typically sufficient to provide 8' spaces w/ some soffit lines. This is also related to overall building eight (see #5 below). 5) 18' at ground floor. Whenever possible, this is the dimension that results in a 14-15' lobby/entry or retail area at the ground floor. Structure + MEP transfers that often occur at the ground floor take up a lot more space than people realize. 6) Related to 4&5 -- keep the building below 75' (unless a high-rise is the goal). In most jurisdictions, 75' tall buildings have different MEP & fire protection requirements. Keeping the height below 75' substantially decreases the cost of construction. 7) 4 floors. If you're looking at type V construction, this is the way. 4 floors will allow you to stay away from type 3B, which requires more expensive construction materials & systems. Obviously, each project brings nuance-- that's when we rely on our experience to go beyond the rules & find solutions that meet the product & proforma requirements. Late into design is not the time to find out that a building doesn't work as expected & can't meet proforma.

I cannot overstate how long drives have destroyed American culture. Yes, at one time we had both long drives and a semblance of a culture. BUT if you run ANY social experiment to the limit, it will have consequences. The ultimate result of an auto-society is that there are no more 3rd places, only drive throughs. Your friends all live 30 mins away, so now there is social friction to seeing each other. Everyone is now so over-scheduled (because of trip planning), that you'd be lucky to get on your friends calendar this year (and yes, its only April). Sprawling housing and the resulting commute is not "conservative". It has wholly destroyed our ability to form a nation whatsoever. If the founders had to commute to the taverns of Philadelphia and Boston, the revolution would have never happened.

Pray with Our Lady of Fatima, Patroness of evangelization to Islam. She appeared there (Portugal) because it was the mark of moorish territory, where Islamic civilization met western civilization. Fatima is the name of Mohammed's most beloved daughter. Islam respects Mary in a way that other non-Christian religions do not (see the Marian train station that was built in Tehran Iran last year). She is the bridge to their hearts.

The average man and the average woman are quite different. But I wouldnt gatekeep who is allowed to be "nurturing" so strictly. Men are allowed to be wholesome and experience a range of emotions and layers of meaning. As a matter of fact, in my experience, men express layered meaning and a "romanticized reality" much more than women do.

lots of strange reactions to this game. let’s clear some things up: childless men do not have paternal instincts the way that childless women have maternal instincts (we observe this even in the way little girls play vs. little boys). men first experience paternal instincts once they have their own children - and typically, those paternal instincts are only ever felt for their own children, and no one else’s. men are not nurturers. men don’t gush over cute kids in public. men don’t have baby fever. if a man wants to possess a child for any reason other than it being a product of his own lineage, he is likely a predator. and you’d be taking the feminist/radical gender abolitionist position to protest any of the above points. this should explain why a “dad simulator” game marketed to mostly childless men gives people the creeps.

Watching a fictional kid play with toys for a few seconds and thinking that’s what it’s like raising an actual human being is probably a sign you have zero idea what it really looks like being a parent and should not base your decision off of a video game character.

Laymen and enthusiasts should still study classic texts to get a feel for how to properly IDENTIFY what needs to change. Recommendations: America Vignola Get your House Right Traditional Construction Patterns Using the lexicon you'll learn in these texts, you'll be able to identify exactly WHY that modern building looks like s*it. From there, you can make recommendations to neighbors, other enthusiasts, your local HOA, your city council, and others on how to codify "pattern books" for your own area. Exactly how much area should be glazed on your front facade? Exactly what should the bay dimensions be? Why should or shouldnt we "break up the massing"? You need to have good answers for these to convince others that there IS a pattern of attractiveness to follow. Godspeed.
