Quite a shift, newer illuminated signage is a significant visual departure from earlier Truffle Burger frontage, raising questions about cumulative changes to the character of the conservation area.

People often ask why we can’t sustain bookshops but can sustain endless hair salons, nail bars.
West Hampstead feels like it should sustain multiple bookshops w educated, creative, affluent communities, yet bookshops struggle while hair/nail bars, aesthetic clinics multiply.

@WestHampsteadNW Begs the question why House of Books is closing in West Hampstead but they’re staying open in their other locations in Crouch End, Muswell Hill, Islington, and Camden Town

A lot of it is economics.
Books compete with Amazon. Haircuts and nails don’t.
People might love bookshops emotionally, but they use hairdressers, beauty services and convenience businesses far more regularly and those uses can pay the rents.

@WestHampsteadNW I think that part of the issue on West End Lane is that the largest properties are taken up by major grocery shops which crowd out independents/restaurants.
In Queens Park, such huge sites have turned into really good and interesting independent restaurants

Genuine question, what would people like to see more of on West End Lane?
High streets don’t usually change overnight. A few similar openings here, a closure there… and suddenly it feels very different.

New dental clinic, West Hampstead Dental Practice, opening next to Gail’s Bakery on West End Lane. It will be directly opposite an existing one, with at least two others very nearby.
At what point do we start thinking about balance on our high street?

West Hampstead property update… it looks like Pavona on Broadhurst Gardens will be replaced by ‘Colosseo II’ which I guess is a sister restaurant to Colosseo - an Italian restaurant in Westminster colosseorestaurant.co.uk. Interesting they’re opening up next door to Sarracino

Some visible changes at Poke Shack on West End Lane, West Hampstead. Looks like the “Coming Soon” signage may be coming down! Small area of external decking also now in place.
The council is currently investigating whether the current use matches the approved plans.

West Hampstead property update: replacing Mamacha next to Little Waitrose on West End Lane will be a sister shop of Chick (which can be found at Brent Cross). Same owner, different brand. Opening in 2 weeks or so. Supposedly they’ll sell a mix of everything…falafel, kebabs etc
