One thing that's great about walking around Manhattan (unlike North Jersey here) is you just don't have to deal with nearly as many cars parked on the sidewalk by homeowners who can't (or won't) fit their car on their driveway (let alone their garage).

Here is a fun story of what I am currently dealing with in Kansas City redevelopment; a beautiful short story:
Kansas City: "We want & need more development in the urban core"
Me: "Okay. I will do an $8M mixed-use redevelopment with 10k sqft of office, a rooftop bar & 8 lofts."
Kansas City: "Do you have parking?"
Me: "... Yes? I have 30 spots (30 more than any other mixed-use building in the area). We are in the urban core, though... aren't we trying to eliminate parking lots?"
Kansas City: "We have a parking requirement."
Me: "Parking requirement in the urban core seems odd. Don't you guys complain how we have so many parking lots... whatever; how many spots do I need?"
Kansas City: "You need 75 parking spots for your bar alone."
Me: "But 95% of other bars in the Urban Core don't have a parking lot? People walk to the bars. That's the point. Shouldn't that be on me to decide as the developer & owner if I think I need parking to make my project work?"
Kansas City: "You need parking."
Me: "Didn't KCK just get rid of all parking requirements? Aren't I in a transit district? The transit authority gave me a tax abatement because we are a transit-oriented development project."
Kansas City (probably, haven't got here yet): "We want people to park and then get on the bus or streetcar."
Yes, this is legitimately something I am dealing with right now. Kansas City, we have to be better.
