I told a friend that most L.A. girls are glorified escorts. Not in the literal sense but rather that they are optimizing to seek out the highest status activities & experiences. Men are conduits by which they can achieve that. He was skeptical so I told him to do an experiment. Pick a girl who he went out with but ghosted him when he texted after the date. No HR text, no follow up, nothing. Total radio silence from her. At least 3 months must have transpired. Next, send her a text that he’s going to a private all expenses paid party at Nobu Malibu (very fancy sushi restaurant) and that he wants her to come along. I said with 95% certainty that she would respond. Maybe she won’t remember him and will ask who he is but at a minimum she will be curious and text back, despite the ghosting. Sure enough, I was right.

Without the payment rail of doordash, drivers like this have to front the customer and pay for the food with their own money, and then get paid back. Risky

36+ states have no laws about how much a landlord can increase rent per year.
California (one of the strictest) allows up to a 10% increase per year.
10% rent increase easily covers any increased property tax.

The landlord has to pay property tax on what they own. They have to be able to charge enough rent to recoup that cost, plus other ownership costs.
If their property tax goes up, they don’t automatically get to raise rent, esp not if other local comps are lower.

I don't know who needs to hear this but if you (or an elderly person for that matter) rent, you pay property taxes. The landlord is not just eating that cost. Just because you don't get an itemized bill outlining every component doesn't mean it's not getting passed on to you.

@briedidntask The issue isn't the ac itself. Millions of us either live in rented houses or in very old houses. In the 1st you would have to ask permission and risk spending money on something you might not get to use and/or have your rent raised. In the 2nd you could destroy history
