All the rich people I know love living in places with HOAs. No broken down boats. Rainbow yard signs. Grass 2 feet tall. Lack of weed control. Broken fridge on front porch. Broke people hate HOAs because they hate doing basic things to make their houses look nice.

@Blind__Luck Until I sold my house with a pool last year, In Virginia I was paying $75 per week for maintenance. $250 to open and $250 to close. Prices included all chemicals. The cost was worth it.

@resellerrowe Personally, I would sell it and buy a mobile home or rv park using leverage. $350k down payment will buy a park worth $700k-$1m. Most likely will already cash flow more than your house does now. (Obv must do due diligence). Much greater appreciation than your house.

Real estate investors, I’d love your advice. I’m very comfortable buying and reselling things. That’s my lane. I’ve made a lot of money flipping restaurant equipment, liquidation items, grills, appliances… you name it. But real estate isn’t my strong suit yet I own a rental house worth about $350,000. It’s completely paid off and currently rents for $2,100 per month. I know I could just leave it alone and collect the rent… but part of me wonders if that $350k could be working harder. If this were your property, what would you do? • Keep it for the cash flow • Refinance and buy more property • Sell it and redeploy the capital • Something smarter I’m not thinking of I’m curious how experienced real estate investors would approach this.

Ive quit Seriously, Ive quit Its sad. All my life Ive been a driver. Always striving for more, bigger, better, faster, new. Then I lost my company in 2017. The company all my identity was wrapped up in. I started having panic attacks, lost all meaning and didnt work for 2 years. Now I just do enough, move to the puck Flip a couple houses, do a couple roofs, do a couple demos, do some Commerical TI, broker a couple houses - its fun - but its how I imagined retirement Im 48, I am not ready to retire, but I live and act as if Dont lose your meaning, dont lose your passion - fight for it. (I have a great life, dont feel bad for me. But its a life below my expectations and capabilities)

I’ve been in the Paving business since 1990 and yes, the margins are great on repair work. But there is no way on God’s green earth six guys are doing almost 6 million in revenue. It can’t be done. That’s over 100 K per week year round. I would put my crew up against any crew in the country and we’re lucky if we do 100K a week a handful of times a year doing full installs. (Bigger ticket, smaller margin) If he’s running several crews, it can be done. but not one crew. Not a hater just real.

Read the comments: Cliff Notes - I am a liar. He does repair work, most of it emergency. Pot holes, sign replacements, wheel curbs, patch, seal, stripe work. His dad has a very large paving business Amazing people dont think you can get 70% margins on repair work I can tell you right now roofers get that in repairs Pest control guys can get it Shoot HVAC (hoffman) can hit 50% Like Hoffman told me once, I think you are underestimating what is possible in the trades. Also... I need to start a podcast just interviewing these people.
