We’ve become a less social society, that’s true. But going out to malls, theaters, and restaurants has become so unpleasant. Everything from parking to the general behavior of others has become unbearable.

Every headline right now is screaming “recovery.” But if the Toronto condo market was actually recovering… developers wouldn’t still be offering: free parking free lockers capped development charges rental guarantees vendor take-backs extended deposits and mortgage buydowns that look like Black Friday at Best Buy. That’s not a recovery. That’s inventory extraction. A real recovery is when incentives disappear because demand is strong enough to replace them. We’re not there yet. What’s happening right now is smarter capital stepping into distress while retail is still trying to emotionally break even from 2021 pricing. The market isn’t “coming back.” It’s separating. True luxury? Holding up. Commodity investor product? Still fighting gravity. Most people are reading transaction volume. Operators are reading incentive structures. Those are not the same thing.
