Many sellers and realtors do not know this: The market value on a tenant occupied rental is not the same number as the market value of the house if it was vacant. If the property is tenant occupied, fair market value will be significantly less. If you want to sell at that higher number, just tell the tenants what’s going on and give them enough notice. In my experience they typically cooperate and move out.

@Yehanoha215 @BarretTrades I will say that I too have seen 85-95% Deliverability on other platforms. I look at it as a trade off. Less deliverable but more volume which = more leads

Sent out 45k sms so far this month

@thmindustriesre Now there’s uneducated people out there for a dollar, not know what they’re offering, and providing 0 solutions. But when we’re in a house it’s easy to tell a seller who’s real or who’s not. Maybe only advantage of today’s market

@thmindustriesre For sure and people that were doing it correctly would close deals. Nowadays there’s 100 gurus and anyone can text and cold call to throw out unrealistic numbers. Tik tok / YouTube ruined the golden ages imo

Thought I would be closing on a deal today title has been back for a while seller and buyer both ready. Then title asked me if I ever got the deed. I was confused af, thought that was their job. They told me in the future if I ask them to run title and start a deal with them, I have to separately ask them to get the dead ready 😂

@georgebeatty How often do you change price from phone to in person signing? Is the in person signing to confirm condition or build rapport and show you’re real. I kind of like that. Also is it same person on phone that goes round house?
