Many sellers and realtors do not know this: The market value on a tenant occupied rental is not the same number as the market value of the house if it was vacant. If the property is tenant occupied, fair market value will be significantly less. If you want to sell at that higher number, just tell the tenants what’s going on and give them enough notice. In my experience they typically cooperate and move out.

Must read this. I’m blown away. Whoever this agent is, too top magoo dork. If I was his broker I would fire him. Buyers agent must give him additional $200 at closing. A 1% deposit must’ve made to even make an offer 😂😂💀💀

Thought I would be closing on a deal today title has been back for a while seller and buyer both ready. Then title asked me if I ever got the deed. I was confused af, thought that was their job. They told me in the future if I ask them to run title and start a deal with them, I have to separately ask them to get the dead ready 😂

Wholesalers add value: SMH Wholesalers gets a contract at $370k and sells it to "an investor at $450k (an $80k payday) Then the investor, who hasn't touched the property, throws it in the MLS for $600k There was sooo much value added from $370k to $600k
