@Jacob_Naviaux As a fellow Wholsaler I always lean to the side of my buyer. Without them what are we? You could say the same for sellers, but my relationships are with my repeat buyers. Emd matters here too, if a better deal comes along, want to always have Emd funds. It’s principle really.

Had a situation recently with a wholesaler. He sent me a deal asking $219k. After I quickly ran it, I told him I’d probably be at $210k. He said he had too much interest to come off $219k. I told him no problem, I’d send my field guy to see if I could make $219k work. Field guy sends the report back. Confirms what I thought. I need to be at $210k. I text him saying I need to stick at $210k. He responds that won’t work. I text back saying no problem and that the $210k offer is on the table until noon the next day. That’s when he gets annoyed. I tried to calmly explain that me putting an expiration on my offer is no different than him trying to push price up when he has multiple buyers interested. I’ve bought deals from him before where I had to come up over his asking price because of competing offers. This happens a lot with wholesalers. As a wholesaler myself, I’d have no issue with buyers doing this to me if I tried to play the same game and create a bidding war on vacant deals with no showing restrictions (I don’t do this—I choose the first come, first serve model). That’s just how the business works. What’s your take on this?

@M_Gerber17 I’ve had the luxury of being apart of all 3 major travel organizations, one as a player, other 2 as a coach. 1. All great people.. and want to see every kid in college or pro ball.. 2. If you see the time they take from their actual families, it would make more sense to you.

I wish more people could hear the hearts of MOST travel orgs. The coaches care immensely & pour all they have into the kids in their program. They have powerful relationships that help mold their players’ future self. I’m thankful to listen & work with so many good people.

100%. I was not a good undergrad student. Did not learn anything. Went back to law school after 5 years and I’ve learned more in one year than I had the last 5 combined. It’s not even the things they teach in school. It’s the connection between what you learn and how it interacts with the real world. You don’t see that connection as clearly when you’re younger.
