I don’t raise rents on tenants that pay the last 12 months on time. If by the time your renewal comes up, you’ve paid me on time for the last 12 months, your rent stays the same. I send this note: “Your lease is coming up for renewal. You’ve consistently paid me on time for the last 12 months and I appreciate your consistency. I’d like to offer you a 12-months extension at the original lease terms, including rent price.” I find that tenants are greatly motivated to continue paying on time after this. I send the same exact message the next year.

My best tenants are moving out in two months. They bought a house after being with me for four years. They payed one month in advance during the entire time and were super flexible whenever any maintenance issues came up: Them: Hey Frugal, as we approach our move out date in two months, and keeping in mind that you have our security deposit of $2,500, we wanted to be upfront about some items… our cat scratched the bedroom door when we first got her a couple of years back. We also have a scratch on the hardwood floor from our bed frame. Two of the window blinds are broken, and one of the fridge drawers also has a crack. Me: Thanks so much for the heads up. It’ll help the handyman plan out what needs to be done for us to turn the house to other tenants. Given our history, I’ll consider all of these items “wear and tear” over the last four years and nothing will be deducted from the deposit. If you think of anything else before you move, please let me know.

Don’t take the Car Rental add on for unlimited tolls it’s a scam…. I almost took it until I seen the cost.. $107.xx Guess how much we’ve paid in tolls this trip? $3.50 Don’t but the extras when renting a car, it’s theft !!!

Funniest story I have with insurance claims specialist: a Travelers claim specialist said to me on the phone “oh you actually know what you are doing, imma have to transfer you to my supervisor” That was after I got her in a corner and recorded the whole thing which I played back to the supervisor and told them the courts will hear this so how about we stop the paddy cake and just approve my roof. Got the whole roof approved, gutters, siding, window wraps, fascia, and everything else I found a dent on 😂 Yeah insurance companies don’t like me. It’s a straight up battle every time but I enjoy working over corrupt companies so it’s a fun battle to me. 😎 Houses are easy though. Multi-family is a whole different animal. I settled a $4.2m claim that took about a year. They were fighting tooth to nail but when you read the actual laws, regulations and understand how to read their policies, they really have no choice. Just have to know how to work it. It’s a lot like dealing with a law suit. If you know the rules, the language and the game better than the other guy, your chances of winning are much greater than theirs.
