@cashrulesNC Ummm main things I’d say is a solid and reliable handyman (boots on the ground) that lives close and having a tenant software. It keeps everything very organized, they only text me on there and most of the stuff is automated for them.

I hired a property manager for about 6 months, then fired him and started self managing from 2,000 miles away. I was paying 8% for slow turns, slow repairs, and subcontracted work. I had zero experience, but figured with today's technology it couldn't be that hard. Turns out, I was right. The people telling me it was too hard or not worth it were usually managing the old school way with a pen and paper. It's not for everyone, but once you build the systems and can manage everything from your phone, the choice seems pretty clear.

A benefit of only investing in one market is that I know exactly what a unit needs and doesn't need to get to market rent. I pull up the inspection report and create a Home Depot list for each unit. I give a 20-30% buffer and get a quote for any needed appliances from my appliance lady. It's easy to do, and when I fly out for closing and get the keys, I stop at Starbucks to order everything, and hand my keys to my boots on the ground so they can get started right away. I usually do all of this before the inspection period is over as well, just to make sure my renovation budget was accurate.

@GenZMultifamily I tend to just handle things regardless of the lease because I like them telling me so I can fix them. If they know everything costs them then they’ll stay quiet. The quiet long term renters can be the worst for the property.
