What happens when years of rising service charges, insurance costs and major works bills collide with retirement income? For many, the struggle is not a single debt or missed payment, but a slow squeeze over years, keeping your head above water until a state pension becomes your primary source of income and there is little room left for unexpected demands. My experience has taught me that charitable status does not necessarily mean decisions are made with affordability or compassion at their heart. We are told that housing associations exist for social good, building affordable communities. Yet when leaseholders fall into difficulty, many discover that the reality can feel very different. Demands continue, legal action continues, and the consequences can be every bit as severe as those faced by residents dealing with a commercial landlord. That is why the existence of forfeiture remains so troubling. The law provides a route by which people can ultimately lose their homes over relatively modest sums compared with the value of the property itself. Whether or not it is frequently used, its presence hangs over every leaseholder facing financial difficulty. This could be a reality many may face in my own building with the fallout of a major works bill. Many neighbours may be only a few bills away from an inevitable cliff edge, and losing a modest home. Personal view based on my experience as a leaseholder.
