@nickgerli1 Rents have been somewhat stagnant but with rising insurance and taxes that’s not sustainable. I personally didn’t increase rents for the past 2 years but will be increasing this year. Hoa increases contributed to that decision as well. Nashville area.

@nickgerli1 As a landlord this is actually my prediction of the market in the near term. There won’t be a big crash in prices due to rising construction costs but rents should be going up.

The first signs of life in the 2026 housing market appeared in the first week of May. Redfin's pending sales increased 7.7% YoY, and Reventure's demand index increased to a 11/100. Contract signings went up most in Chicago, Pittsburgh, San Francisco, Miami, and Austin. 2 Midwest markets with more affordable prices, 2 markets with huge price drops. And 1 market with a modest price drop (Miami). Initial rebound markets in 2026 and 2027 will be Midwest-centric with higher affordability, alongside a handful of South/West markets where prices have dropped. Please note: Reventure's demand index is still at a near record low of 11/100, so I wouldn't get too excited about this increase in sales quite yet. Took a VERY conservative punt on $TRUMP here when it comes to spot positions. I just think the R/R is there for a small position at the very least. Things are just weird. -17% drop heading into the Mar A Lago Crypto Conference, team has been sending tokens to exchanges for selling, everyone wants this thing to go to $0. I dunno, could be a mistake but willing to lose about 10k over it. I have been a very vocal critic of Trump and what he has done to the crypto industry with his multiple memecoin extractions, but I don't see a crypto world that succeeds without $TRUMP AT LEAST getting some sort of exit pump.
