y tho. The pact we all implicitly signed to keep the movement bipartisan-friendly was predicated on not everything-bageling it even when it fucking sucks and goes against what we believe and practice in our personal lives.

DC is the most EXPENSIVE jurisdiction in the region when it comes to early childcare. Solving that should be the priority. Childcare should be affordable and accessible for every DC family who needs it. The “Pay Equity Fund” does absolutely nothing to address this issue.

I’ve been doing this enough to know that there is not one single reason for anything and that you can rarely flip a switch. Isolating variables (is it rent arrears? Is it TOPA, or is it TOPA tolling?) is really hard. I at least can admit that rather than howling into the void.

Now, the argument from the Yglesias crowd seems to be that we must eliminate all tenants’ rights to stimulate happy investor vibes. Forgive me for simply being skeptical of that given that most of the intel on investors is second- and thirdhand.

The closer you get to TOPA policymaking (one of the places I have been while not On Here), the odder, smaller-scale, and more bespoke things become. Hard to make public policy for an entity that, for ex., dislikes TOPA bc tenants have repeatedly voted not to sell to them.

It's also important not to treat the "development community" as a monolith. Landlords and property owners often respond to different incentives than developers, and some local devs do in some cases have a vested interest in preserving the status quo to reduce competition.
