Thank you. - tahun lalu memang masih defisit Rp 10 triliun (hanya 3% anggaran MBG). - makin kesini, layanan bpjs makin bagus dan cepat - bpjs jg perlu kampanye preventive medicine. Fokus ke pencegahan. Bisa hemat banyak. Bpjs kesehatan ini memang memaksa RS agar super efisien. Sebab bpjs sdh punya plafon biaya untuk tiap jenis penyakit. Jadi RS dipaksa efektif obati pasien, dg biaya paling murah. Pendekatan bagus. Jadi bukan kayak rs swasta non bpjs yg fokus pada profit dan akhirnya bikin over treatment. Maybe yg jg amat penting : alokasilan dana cukup besar buat kampanye gaya hidup sehat. Kolab dg kemenkes. Pengeluaran bpjs paling mahal adalah pasien cuci darah dan pasang ring jantung. Dua penyakit yg amat bisa dihindari dg gaya hidup sehat. Kenenkes dan bpjs kesehatan harus punya kpi agar jumlah pasien cuci darah dan pasang ring turun tiap tahunnya. Atau maksimal hanya naik 1%.

Ada bangunan kost di daerah kampus Jogja dijual seharga Rp8 Miliar. Kos itu umurnya udah puluhan taun, bangunannya jelek dan sering kosong karena kalah bersaing sama kos2an lain yang lebih modern. Orang yang ga punya pengetahuan finance dasar tanpa pikir panjang bakal beli buat penghasilan pasif. Sedangkan kita yang ngerti langsung bikin itungan kasar di kepala. Harga kostan Rp8 Miliar, biaya renov biar jadi kost eksklusif Rp2,5 Miliar, total capital expenditure Rp10,5 Miliar. Rencananya, kita mau bikin 20 kamar kos, per kamar disewain Rp2juta sebulan jadi kalo penuh terus dalam setaun kita dapat Rp480 juta. Untuk bayar penjaga, listrik, sampah, dan cadangan biaya renov, kita perkirakan 30% dari total pendapatan Rp480 juta, sisa keuntungan bersih jadi Rp336 juta setahun. Untuk menghitung yield investasi, kita bagi antara pendapatan per tahun dengan CAPEX, jadi Rp336 juta / Rp 10,5 miliar, ketemulah yield 3,2% per tahun. Yield 3,2% ini jauh lebih rendah dari obligasi negara yang ngasih 6% setahun, padahal obligasi negara ini bisa dikatakan risk free asset, kemungkinan gagal bayar sangat kecil, kita juga ga perlu effort apapun buat dapat 6% itu. Ada yang bilang, kalo bisnis rental properti keuntungannya bukan di yield tapi di kenaikan harga aset, pertanyaannya, dengan yield yang sekarang cuma 3,2%, siapa yang mau beli properti tersebut dengan harga tinggi dan dapat yield di bawah 3,2%? Terus, berapa harga yang pantas untuk beli properti tersebut? Bisa kita hitung dengan formula: Yield yang kita syaratkan = risk free rate + risk premium Misal risk premium 1%, berarti total yield yang kita syaratkan 7%. Untuk mendapatkan yield tersebut dengan asumsi keuntungan bersih Rp336 juta dan biaya renov Rp2,5 miliar, berarti harga tanah harus turun ke Rp2,3 miliar.
