Once this area fully develops, focus will shift to 102 to 108. And sector 81 to 89 is indeed Dwarka Expressway corridor. Look up the map.

Gurugram has an overall occupancy rate of 75%. This means that 25% of units are empty. Just sitting there, gathering dust. Dwarka Expressway (sector 102-115) is now called The "Ghost Corridor" (why? occupancy rate is 45-55%). You'd think that since there are so many empty units, the sellers should sell at a discount. Or the rents should come down. WRONG! In fact in the last 3-4 years, the Real Estate prices have gone up by 60-80%. Why? because we have an incentive problem. - Babus only get bribes when new projects are passed. - The builder only makes money when he builds the next project. - The broker make the most money on "under construction" units (5-10% commissions) The new projects have to launch for the system to keep running. Most of these projects are now being built for NRIs. Massive 350 SqMtr apartments, where no one lives Why NRIs? Because they have the holding capacity. Plus they are clueless about the ground reality. Unlike a budget buyer, they are NOT desperate to sell. Or RENT. They can continue to hold the units, and keep paying the builder a fat maintenance every year (in the hope the unit prices will go up some day for their older units, which now compete with the new launches). And, there are enough of them to absorb the new supply. So we get a market: where the end buyer does nothing with the unit. The new units keep flooding. People who actually live in the city keep seeing their rents going up. This game already happened on Real Estate. And, is now happening in the Indian stock markets (IPO's where you're buying from fat promoters) Basically: you're an exit liquidity for someone else's problems.

At least 9 new hospitals including Fortis, 7 new full malls/shopping complex operations, Gurugram University have come up in sec 81-91 alone

@VladimirAtHQ @Simon_Ingari We were told to save, we did apply that formula, save first spend later. GenZs are doing the exact opposite. If they loose jobs they go running back to parents, we don't. We have created out back up plans which are solid and self sufficient.

That’s when the team realized something. When people say “Gen Z lacks commitment,” what they really mean is: Gen Z doesn’t stay to be convinced, pressured, or guilted into a bad deal. They listen carefully. They test the reality. And when it doesn’t match the promise, they leave. Not after months. Not after burnout. After lunch. It’s not disrespect. It’s efficiency. And honestly, after everything the old generation normalized… Can you really blame them?

No charging! That’s a ₹20 lakh+ car… parked like a normal car…bought 3 months ago. But the society has refused to allow him to install a charger… because he lives on rent. Now imagine this. Instead of simply plugging in at home, he has to search for a public charger. What should have been the biggest advantage of owning an EV… home charging… is completely gone. And this is not a one-off story. Even auto creator Gaurav Yadav recently highlighted similar issues in Gurgaon where societies are denying EV charging access in basements, often citing safety concerns or vague rules. The irony is that India’s own EV guidelines actually encourage installation of private chargers in residential parking spaces to promote adoption. So on one side, the government is pushing EVs. On the other side, societies are quietly blocking them. And the worst part? Renters suffer the most. If you own the flat, you can fight it. If you’re on rent, you’re stuck between landlord, RWA and rules that keep changing. This is the hidden cost of EV ownership in India. Until this mindset changes, EV adoption in cities will always hit a wall.

@proxy502 @NsNitinsinha @JayPrashanth What is parked car catches fire in the basement? With this logic even parking of EVs must not be allowed in the basements. Diffusing EV car fire requires different type of fire equipment and types, so entry of EVs in basement must be banned.

@NsNitinsinha @JayPrashanth u cannot have an EV charging in the basement, if there is blast in the battery in a closed space with multiple ICE vehicles parked u know where it ends. and battery fire is not like normal fire which can be doused with water. This RTO point u raised is so lame.

@NsNitinsinha @JayPrashanth EV charges requires different type of fire extinguishers and our buildings don't have that. Entire basement has to be retrofitted with expensive fire fighting equipment to allow for EV charging. Even parking of EVs must not be allowed in basement till basements are ready.

@JayPrashanth Agree. Safety concerns are the biggest reason given by authorities. But when these EVs are passed by RTO and other authorities as a fit vehicle to be used on roads why can’t owners park and charge them in basement. At least, allow a normal socket for charging.
