@matthewswspence @AURAatx I’m sorry what subset of Austin homes had a median sales price of 1.58 million?

Austins HOME zoning reform cut the price per bedroom from $395,000 to $250,000. *That* is how you make a meaningful dent in housing affordability.

Conversely, suppose you created a "mobile de-gentrification unit". A fleet of rusty RV's inhabited by drunkards, pit bull owners, petty criminals, and so on. You roll up on a heavily-gentrified area, park the RV's, and commence creating havoc. That'd fix housing cost issue very quickly. I'm not even joking. A thousand ruffians in RV's, liquored up, engaging in petty crime, keeping the police consistently overworked, causing mass-scale pearl-clutching amongst the propertied. Besiege them long enough and houses start to go up on the market quickly. Then you buy them up and pay your ruffians to move on to the next target. If you're mad about the price of housing, why not take some ACTION? I'm sure it'd work in many places. Total chaos.

I suppose if they arrested 1,200 people, every home in Oakland would instantly be worth 2 million +. Be careful what you wish for I guess.

@Noahpinion Some will: in the same way it was impossible to be so physically inactive as to reach 500lbs a century ago, AI will allow the laziest to reach depths of mental inactivity that were previously unfathomable.

@Cincinnatus56 We will have unsupervised full self driving cars doing most of the driving in 5 years. In 20 years driving tests and drivers licenses wont be a thing anymore.

In the next 20 years there is going to be a massive debate as aging boomers refuse to give up their keys despite being completely incapable of driving safely. You’ll see laws get passed which ban driving tests for seniors and tax credits for seniors who buy a car over 80

Newly released dashcam video shows the shocking moment a 92-year-old driver slammed into a Westwood grocery store, killing two employees and a customer and injuring others inside the bakery after striking a bicyclist about a block away, authorities said. Full Story: ktla.com/news/local-new…

@TheStalwart Jensen Huang said something similar in a recent interview - it turns out that many of the things we *thought* require great intelligence (math, coding, etc) are the easiest ones for a simple AI model to automate away.... Have we misinterpreted what intelligence is all this time?

Seeing a lot of posts from software engineers that are like "AI is devouring my job and soon it will happen to everyone". And it's like maybe, but just because you have an easy job doesn't mean everyone else does.

For #zgwGOESINTERNATIONAL, this is not your average apartment life. Zestia drops sleek residences and penthouses right into the heart of Vilamoura, where coffee is downstairs, dinner is around the corner, and plans make themselves. Concierge, housekeeping, pool, spa, gym, underground parking because the outside can be chaotic, but home should feel calm. Live here full-time, keep it as a second place, or let it quietly earn its keep while you’re gone. Optional access to The Vista Club adds lounging, socializing, and those “how is this real life?” moments. 📍Vilamoura, Algarve, Portugal 🔗 bit.ly/zgwportugal #ArrowGlobal #EstateMedia

This is what a desirable social club looks like IMO. To have a real "scene" that is durable and high-quality, you can't run places entirely on the up-and-up. They've got to be a little "ratchet," have a little character, be a little busted-down. If an NPR "jazz dad" would be comfortable in your place, it's likely not a place that is capable of being culturally generative on net. You want minimal codes and inspections, junk out front, a very strange layout, and irregular hours. You want to attract a clientele that isn't finicky and rates high on the "weirdness scale". None of this can be cultivated -- it has to emerge organically. When this kind of thing happens naturally, it becomes a little notorious. Eccentrics hang there -- the place becomes more of an organism than a well-regulated instutition. Such a place can easily have a magnetic draw far more intense than more polished clubs would ever have. True enough, the high-dollar clientele might be scared away by the roughness. But so what?

@ConorKenny I do believe this and voted against prop Q but I would actually love to be wrong about it. What's the evidence that increased services do not attract out-of-town homeless?

Every major metro uses CoC dollars to fund permanent supportive housing, and each major metro has a faction convinced that their city is attracting homeless folks from other cities *because* they fund too many services. (Major belief of anti-propQ folks in Austin.)

Had a relative burn through 400K plus waterfront house sale in 3 years to die broke in an SNF (Skilled Nursing Facility). Your parents may not get lucky and just die, but lose their faculties slowly for a decade requiring years of assistance. Some say they don't believe in the least worst choice and I want to give them a hug, b/c there are some choices on that far off horizon that will change you.
