In our previous post I mentioned needing to finish the vapor barrier this morning on our current slab home. We use a 10-mil poly material (really thick plastic) on all our homes for the vapor barrier. This material is placed above the sand or gravel before we pour the concrete slab. Why do we even need to do that?? 1) It keeps underground moisture from coming up through the concrete slab. That moisture can damage flooring and create mold problems. 2) It’s one piece of the fight against radon gas, which is naturally occurring in the soil, and in high concentrations can cause lung cancer.

Just did a decently long travel with the Birkenstock EVAs. Verdict: the most versatile summer travel footwear out there. The comfort of Birkenstock with benefits of being plastic and doesn’t look as Old Testament (also, way better ooking than Crocs): ▫️Waterproof ▫️Light for packing ▫️Very quick to break-in ▫️Easy to clean (shower with them) ▫️~$50 (which is >50% cheaper than normal Biỉkenstocks) ▫️Versatile AF: beach slipper or walking around museums

I still continue to see a specific trait missing for #LeafsForever: I call it Heavy Skill. They have heavy (Reaves, Benoit etc). They have skill (Marner, Matthews etc). What they lack is a heavy who plays in a skill role and imposes will. Think Tkachuks, Wilson, Landeskog etc.

@realestatedude0 In reality, groundwater is a difficult to manage. Even well designed systems with redundancy can have issues. In any case, best to have an engineer complete an assessment, ideally someone with knowledge of this design.

@realestatedude0 In theory, the groundwater infiltrates through the native soils, meets the membrane, and travels down the membrane to the base of wall where it is collected in a sub-slab drainage system and is typically pumped to a storm drain connection.

Variations by period and amplification for ground conditions will be better modelled from this code revision. Mexico City is a case study for when we miss the mark

There is a building code change coming this December that in most of Victoria, will increase the cost of the structural frame of the building by 200%. The price of housing will go up and developers will be blamed. Regulations play a huge role in the price of housing.
