Eunice has been obsessed with this sandwich for a while now. Super simple, just olive oil and balsamic vinegar, burrata cheese or mozzarella, prosciutto or other meats, with arugula. If you want to get fancy you can add more stuff but it's really good just like this.

@JMGregorchuk @TheFortressInc separate electrical circuits for each wall aide to reduce potential for vibrations. Air sealed all the boxes. Dedicated minisplit so there’s no sound transfer through a forced air system. I can comfortably be on a call while a 22k RPM CNC spindle is running in the other room.

Staggering studs along common walls has been a huge success for us in reducing sound transfer. This example is from our 15-unit townhome project at 1000 Moro. By staggering the studs, it decouples the wall (the drywall on one side doesn’t touch the studs on the other side) thereby preventing sound from traveling through the structure. It also creates an air gap which breaks the structural bridge for sound transfer.

@JMGregorchuk @TheFortressInc I built a home office in a modern post frame building. Staggered 2x4s on 2x6 plate. Double layer of 5/8 gypsum inside the room, 5/8 gypsum on top of 3/4 ply on the opposite side of the interior walls. Double layer of mineral wool in the wall, etc etc

I want to tackle things that I enjoy and that surprise me, things that puzzle me and that I want to do further research on. 🚨‼️I think it's time for the plan I've been talking about for a few months now to go viral: There is a legal way to stop the madness quickly and reset the entire government. I call this idea #CHECKMATE. 1. Replace Speaker Mike Johnson with someone the Republicans want as President. Reminder: the Speaker does not have to be a sitting member of Congress. Romney will be in his 80's soon, so IMHO the only viable candidate that will uphold the constitution is Mike Pence. I know, I know, but R's won't pick a moderate or a Dem, nor will they risk losing a seat/vote in the Senate (a senator would have to resign to take the speakership). They have to cut the head & tail off of Maga. Pence is anti-Maga. He is in his 60's. His ties to Israel concern me, however. This would be, after all only a 3 year term. The Replacement Potus cannot be a pedo, have ties to Epstein & friends, they must understand & honor the role, know how to legislate, have international credibility, possess a conscience and empathy, AND not be owned by Russia. That list is terrifyingly small, folks. There is no "clean" or ideal candidate. Massie has some morals but he is still radical and Maga when convenient. 2. Draft articles of impeachment. Let Vance know he can resign or get impeached and be removed (and open to criminal charges). I think he'll resign, especially in light of the recent document dump & his complicity this administration's criminality. If not, impeach him, too. Offer him an immunity deal if you have to and have him testify against Trump at the senate trial. #ImpeachVance 3. Dually impeach Trump - and Vance if he hasn't resigned. Remove them both via a conviction in the Senate. By operation of law & the Constitution, the Speaker becomes president via the Presidential Succession Act. The nanosecond Trump is convicted, he loses all power & authority. The power immediately transfers to the now-former Speaker under the law. Trump becomes nothing more than a civilian before he even gets out of his chair on the senate floor. #ImpeachTrumpNow @HouseGOP and @SenateGOP ? You can "save the country." You can reset the government and clean out the cabinet and right the ship. The question is: what's your red line? Do you even have one any longer?
