@bmils37 Yes - I’m really getting at the difference between working for a salary vs owning assets. For me, the duplex was an eye opening experience that showed me how powerful owning assets could be. This led me to acquire many more and eventually led to financial freedom.

I have a friend whom I met through a real estate meetup in Phoenix a few year ago. We got to talk because each of us had a fourplex but then he had told me that he was going to sell his fourplex to buy a 12 units building. I told him no and to continue buying fourplexes but he wasn’t having it. He decided to buy a 12 unit small multifamily in 2020 with a floating rate commercial loan with a personal guarantee a 5 year loan. Well, now the loan is coming up due and his mortgage continues to increase because of the floating rate. He can’t refinance because the property is worth less now l, it has depreciated He can’t sell because the property is worth less My friend says he’s calling people to know his options Commercial loans specially floating rates loans are in big trouble What are his options?
