Someone bought/flipped this house. The fence has fallen down like three times since it was built. If the fence is any indication of the quality standards for the rest of the flip, it’s not looking good.

@JacobJaber Agreed - I heard Sean Feeney of grovehouse hospitality structured deals like this and the landlords ended making significantly more than anticipated. the op co is adding significant value to the property but relies on the landlord to succeed. Deal structure should reflect this!

If landlords viewed themselves as partners in the businesses they lease to, and tenants saw landlords the same way, the odds of success would increase for both. This would be beneficial in many cases for all involved. The result of this mindset is a zero or small base rent and % of sales or profits shared in the upside.

It would be nice to see the entrepreneurial energy we've seen in tech applied to brick-and-mortar businesses. There is so much great opportunity, and one could argue that at this stage, irl community is a more uplifting problem to focus on than pure digital.

🤫 don't spill all my plans 😉 I am learning that these shops don't have to do 750k-1M a pop to be profitable like all the franchise locations have to. So there is an opportunity to scoop up some cheap 1-2 location companies and combine them all into a bigger brand. Not ultra compact drive throughs but great location with seating coffee shops that people enjoy hanging out at.

@Camp4 Hope the recovery is swift! Had a very similar reminder this week when I tore my calf playing softball.

In my mind I’m still 20-something. Sometimes my body begs to differ. I wrapped up my climbing trip by re-injuring my back doing this jump. It seemed like fun… unfortunately I’m not 12 like the kid in the video, I’m 53. (Hopefully it’s only a one week setback.)

@TajWalton @jonpbaker @Camp4 I think the thing that made this stand out was that it was “limited” in the sense that it was only a few nights a week. I wonder whether having a specific, rotating, simple nightly menu might help draw people in.
