I feel like buildings used to burn down a lot more before 1980 or so. Michigan’s current capitol is their third, and the last two buildings were destroyed by fire, and I’m wondering why that is. Was there a technological advancement somewhere? Did we just get good at fire codes?

According to a presentation by SSHD staff, the developer will make a net annual revenue of $2 million, even after accounting for the rent reductions and freezes. This will finance $60 million in bonds, allowing the agency to immediately cycle capital and invest in more buildings.

I would be quite surprised if any amount of upzoning made land cheap. goal is to increase density so unit price drops not lower land value

@CSElmendorf Imagine a world where there are no density restrictions anywhere. Then there is no scarcity of "zoned capacity" as you can build whatever you want. So the only variation in price is due to demand not due to productivity.

A great deal in principle ⤵️. Upzoning + IZ cuts -> higher land values -> more tax revenue. The deal would dedicate a portion of the tax increment to BMR housing developers, in exchange for their dropping their opposition to lower IZ. The hitch is in the next tweets. 1/3
