@RoryTyer If this is the land we’ve talked about before, I think you do it. Controlling adjacent parcels has massive compounding effects. Seen many folks not buy and always seem to regret it. I’d push for 10+ year balloon to give added protection and let time do its thing on value.

There’s some land I’d like to buy It would be extremely helpful for part of my biz & is closer than any other parcel to my otherwise landlocked property Asking price is more than double what it’ll likely appraise for & I’d have development costs But it’s one of one Seller willing to seller finance at their price w/ about 18% down, 25 year amort, balloon at 5 years Property has been there for decades w/ nothing on it, seller is anon bigwig with zero need to sell, owned for like 14 years, many other offers / contracts haven’t panned out Do you - stick to a fair price, but at more seller friendly terms? - keep offering the same terms but at a lower price? - go for it since nobody’s making more land & maybe opportunity cost would be higher? - some other option I can’t think of?

When I owned my business, I often felt trapped by it. Can’t quit. Can’t grow fast enough. Can’t be the dad/husband I want to be. Plus, what if I get sick/hurt and it all goes sideways? Lots of ways to feel trapped. Realized today how much that burden affects me now.

@RoryTyer Phone trees are challenging. I have 0% confidence that following the prompts will get me to the person that I need. Lots of friction. I say lean into the chaos and optimize a way for a dedicated person (or 2) to answer/route calls. Your customers will continue to appreciate it

Would love feedback / ideas on this esp. if you've made this change before. Right now, if you call the nursery, all phones ring. There is no recorded message, no options. This is a great customer experience (& I've gotten explicit feedback that it's a refreshing contrast to big box stores). But during the spring it is a nightmare for the team. Multiple people have phones, they ring multiple times per minute, someone may not be the right person for the specific need of the person who's called, etc. etc. Our phones are managed by an IT services company and they have the capability to build a phone tree with options. I would record the messages myself. I'm writing out all the options and it seems like a lot - I'm up to eight now - but there are genuinely different people who are the best contact for a lot of these things. It is also a way to put commonly asked for information (like location & hours) right up front. I'm torn because on the one hand I like being able to just pick up the phone and make people feel like we're nimble / responsive. On the other hand it feels inefficient and annoying to have the phone ringing so much and no channeling to the right person before we answer. I also recognize that once we have dedicated phones for different things this raises a new set of scheduling / behavior challenges but I think it will make us more efficient. I guess I'm wondering whether the efficiency gains are worth (what I worry will be perceived as) a loss in immediacy / responsiveness. Interested in other perspectives here!

Brutal reminder that life can change in a moment. We learned on Friday that my wife has colon cancer. The words don't seem real as I write them. She's a picture of perfect health. 41 years old, super fit, eats really well, great labs, no symptoms. Her dad died early from colon cancer, so she chose early screening. Never considered that they could find something. Our kids know they don't have grandfathers because cancer took them both. Explaining to them that their mom has to do what they didn't, and beat the disease, is not easy. They don't understand. I'm going offline for a bit, but have a few asks: 1) Don't wait to get a colonoscopy, especially if you have family history of CC. 2) If you have any resources or doctors to recommend, please send me a DM or email at brkleinsmith (at) gmail (dot) com. We live in Durango, CO but will travel if needed (DEN, DFW, PHX are easy flights, ABQ is an easy drive). 3) If you pray, pray for her. 4) Live it up right now. The future is uncertain.
