Fire suppression is less (although effective), engineering is simpler and relatively proforma, cheaper alternate construction methods are available such as cement not having as much rebar, but a core of rocks surrounded in chicken wire for some locations, etc. Most importantly their inspectors seem to be much more in line with code and there is less room for “interpretation”

That correlation has gotten a lot weaker as the standards of Universities has declined (see grade inflation). Going back further to the root of the issue, the major change in education began in the 1970’s when of the theory that self esteem was prioritized above demonstration of skills and concepts. This theory leads to dilution of competence of students. Worse yet, competence leads to confidence and self esteem, so they have kneecapped their initial goal. My kids are expected to go college as well, but their expectations are to be competent with the skills and not to focus on only grades as that signal has become weak.

[Warning: Non-business post] Sometime in the '90s, we made the civilizational-scale error of observing college's correlation with good life outcomes and turning college into the ~only "approved" gateway into adulthood, thereby ~forcing huge numbers of young people into life-altering debt. The irony, of course, is that the danger of confusing correlation and causation is one of the first things you learn in college!

@MarkAllenMulti The bad news is that your body isn’t really in ketosis after 3 days. Keep at it or don’t mess around with it again unless you are willing to give it 7 days. It takes your body a while to retool.

Fasted for a day and went into keto diet for the last 2 days to see how I feel. Keto sucks. I feel terrible in the evening after dinner. Not sure why anyone would choose to live on that diet. Life is so much better eating and drinking carbs.

If not, look around and see what your CURRENT equity return is and see if there is a better return that will have superior net growth you could invest in. 19% Coc means nothing on original investment. What is your CoC today so you can compare it to other opportunities that you could invest in- today

Got an unexpected offer on one of my stabilized facilities. $1.6M. I bought it for $710K two years ago. Takes my cash-on-cash from 19% down to 0. I could 1031 into something 3x bigger. Or I could keep collecting the monthly check and stop adding chaos. What would you do?

Mother’s Day is coming up. I share this every year. Here are a few things that she probably wants at various budget level: ✅ Family pictures with a professional photographer. Check the family calendar and schedule it. She doesn’t need another thing to do. ✅ A super high quality bathrobe like they have at a fancy hotel with bath salts and some nice candles ✅ Carry out for lunch. Avoid the crowds and kid meltdowns and get her favorite carry out (order in advance) - do not tell her to do it 🙄 ✅ Take over the bedtime routine and send her to read a book and take a bath ✅ Spa day but don’t schedule it for Mother’s Day, she will probably feel weird not being with the family. Book it for her a couple weeks later and if you can afford it, pay for a friend to go with her. ✅ Car detailing- arrange for her car to get a deep clean from fruit snacks and glitter crafts so she can feel like an adult for a while and not a mobile preschool. ✅ Get together with your guy friends and organize and schedule a quarterly - “moms night out” where the guys take on the kids and send the moms out together. This gift is really about organizing it for her with all the different schedules so don’t skip that part. ✅ Photo collage - grab her iPhone and pod of a digital frame or print and frame a bunch of the ones she has marked favorite. Get them off the phone and around the house. She has been meaning to do this forever. ✅ Hand print anything. Stepping stone for the garden, mug, picture. We really do like these things and they cost next to nothing. Things that need to be glazed need a couple weeks lead time. ✅ Mom’s Snack Vault. Grab a lockable container and stuff it with her favorite snacks you and the kids keep stealing. ✅ Of course home made cards and crafts made by the kids and framed and wrapped. We aren’t just saying it, we really love that stuff.

@moseskagan I’m curious about what types of exceptions you mean by this. Would an example be something like leasing criteria, or are you thinking something like bringing in an outside vendor for a capex project?

When you ask a property manager to make an exception to standard procedures for your building, you increase odds of: - That specific process getting screwed up, & - Other mistakes occurring on your building & the rest of his/her portfolio So you should try to avoid asking... & a good PM should push back if you do.

Often, long-term real estate owners set their insurance coverages when they buy, then fail to review them as the policies renew annually. That's a mistake. Construction prices have soared over the past 10 yrs. @HunkyDoryTX The funny thing is that even NAR has provisions for genuine mistakes. That broker is feeling the heat from not performing and taking it out on you.

I recently committed one of the cardinal sins of real estate brokerage A few weeks ago, when I was making some prospecting calls, I connected with the owner of a park in Texas. He was quick to inform me that the property was already listed with a broker (I genuinely did not know that), to which I quickly apologized and shortly after hung up (after he told me they hadn’t received a single offer). The next day, I received a scathing email from that broker. It was sent to me, but she CC'd both her and my entire company on the email - trying to expose me I guess. In this novel, the broker cited multiple NAR provisions I allegedly violated and flat out accused me of unethically trying to poach her clients. I sincerely (with some passive aggression because of how she handled herself) apologized for the mistake and oversight. The worst part, and the only part keeping me up at night, is that she cited provisions from the National Association of Realtors, presumably thinking that I am a Realtor and that was supposed to scare/convict me... I genuinely do not understand the fixed-pie/scarcity mindset that exists with some agents (primarily in resi). The same thing has happened to me on my listings repeatedly and, if an honest mistake, always results in a productive conversation between two brokers and usually leaving a call as friends.

@hjluks The key to treating my Achilles Tendinopathy was getting my cholesterol under control with statins in addition to being patient with a loading program. I neglected my cholesterol for years and I was never able to see my progress in my Achilles pain.
