Pay attention to the difference in y-axis. — Austin TX MSA permits 15–20 homes per 1,000 residents. — Washington DC MSA permits 3–4 homes per 1,000 residents. That’s five times our rate in the Austin MSA!

@MrScottHendrix Good points! You’re correct, not all regulations will have gone into effect, but make no mistake: these are not single family homes. Over half of the new supply are 5+ units (aka apartment) homes.

@psomdecerff @constans 100%. Meeting both goals requires "maximum coverage" to be within close proximity to the "decent lines." Primary solution being to increase the supply of housing (esp. entry level/affordable housing) along the successful transit corridors.

@constans If the thinking is "make it a reasonable option for the majority of commuters who have other options" then you get 5-minute headways downtown, and under 15 everywhere. This is better, as then all can work for those with transit needs to locate near the functional lines.

There’s a bizarre form of planner brain that thinks people will be happy with infrequent transit that leaves once an hour as long as that interval is “reliable” People want the knowledge that the instant they show up, they know a train/bus will come in 5 mins

Existing transit riders do not all care about speed. Existing transit riders (and non-Transit riders for that matter) care more about Availability + Reliability of the service, because that it was what makes it useful for them. Speed, convenience and comfort play second fiddle.

Ever wondered why you don't see buildings like this in Austin? One reason is our building code doesn't allow "single-stair" buildings, forcing builders into massive, inefficient designs. Staff is currently working to change this, but we need 5 big amendments to make it work 🏤 1/

Supermarkets - Target has downsized stores for urban markets. Works fine. 3. Employers - remote mitigates this, and increased density = more workplaces.
