Business credit cards at 0% APR don't ask what you're spending the money on. They don't check. They don't care. Chase gave you the card to buy printer ink and you bought a fucking house with it
The play:
Stack $80-150K in 0% business cards across Chase, Amex, US Bank, Capital One. Bureau sequencing so each bank only sees a clean pull. One morning
Liquidate through Melio. 2.85% fee. Melio sends a real check from your credit card to anyone you want. Title company, seller, contractor. The recipient sees a cashier's check. They don't know it came from an Amex. They don't give a shit
$63,000 duplex in Ohio, Alabama, Mississippi, Indiana, parts of Texas. Working class neighborhoods. 2-3 bedrooms each unit. Renters paying $500-$600/unit because it's cheaper than everything else in their area
$63,000 on cards + $12,000 renovation on a 5th card = $75,000 total
Liquidation fee at 2.85% = $2,138

Same house. Same tenants. Same $1,050/month in rent. One path costs $10,500/year. The other costs $2,138 total. And closes in 7 days as a cash buyer while the mortgage applicant is still uploading bank statements to a portal that crashes every 3 hours
"Won't the 0% expire before you refinance?"
The window is 12-18 months. Refi takes 60-90 days once the property is rented and stabilized. Start the process month 6. Close by month 9. Still have 6-9 months of runway
If the refi gets delayed, cycle balances to new 0% cards at different banks. Clock resets. Same method people use to carry $200K in perpetual 0% debt for 5+ years
"This seems risky"
It is. You're buying real estate on credit cards. If the property sits vacant and you can't make minimums you're bleeding $380/month from your own pocket. If the appraisal comes in low and you can't refi, you're holding balances that jump to 24.99% when the promo ends
This is not "try real estate as a hobby." This is for people who know their market, know their numbers, and need capital that doesn't require 6 months of some loan officer losing their paperwork
The capital stack:
LLC: $50-$200. Secretary of state website. 10 minutes
EIN: free. (IRS website) 5 minutes
Business checking at Chase: deposit $1,000. Let it sit 30 days
Apply:
Chase Ink Cash: $15-35K at 0% for 12 months
Chase Ink Unlimited: $15-30K at 0% for 12 months
Amex Blue Business Plus: $10-50K at 0% for 12 months
US Bank Triple Cash: $10-25K at 0% for 15 months
Chase and Amex same day (different bureau pulls). US Bank day 3
Realistic total on 720+ score: $80-150K in 0% capital
Every real estate guru charges $50,000 to teach you how to beg Chase for a mortgage. Chase will hand you the same money on a business card for $0 in interest and $0 in guru fees

@CoachMcCannJSG B. Lots of HS athletes have star ratings etc but may not work out at the next level. Unfortunately we see them pushed into the portal after 1 year. There is a difference between a football player and athlete. Take the football player.

You have 2 athletes with the “same” accolades, same comp, same eye candy etc they are very similar
Kid A
40 time is 4.41- lacks IQ, good footwork, just makes plays some how because of the system they have him in on the HS level, not good on the board with you on a visit.
Kid B
40 time is 4.56- great football IQ, puts guys in right place to make plays while making plays, good footwork, decent to good on the board with you.

Not one assistant from programs like SOC, DeSoto. Guess we just have athletes and we just roll the ball out there and play. SOC has been to state 5 years in a row that’s great coaching, DeSoto 3 out of the last 4 that’s great coaching. Please explain?

@TheGridironHQ Define the staff game day roles. Each coach or coaches have roles. Some will set up the HUDL, some are in charge of equipment, headphones etc, whose on the sideline during the game, whose in the booth, etc. These are defined before the season. Has helped on game day..
