1. No more ‘Section 21’ evictions. YES! Landlords can no longer kick you out without a valid reason once your current notice expires. You’ll have more security, and evictions will now require a specific legal ground like wanting to sell or move back in. 2. Rolling Tenancies Fixed-term contracts are ending. All tenancies will become ‘periodic’ (rolling) from day one, meaning there's no set end date. This gives you the flexibility to leave by giving 2 months’ notice at any time, rather than being locked in for a year. 3. Rent Increases Fairer rules on rent hikes. Landlords can only increase your rent once a year and must give you at least 2 months' notice. You’ll also have the right to challenge any "above market" increases through a tribunal without fear of a revenge eviction. 4. Rental Bidding There will be a ban on ‘Rental Bidding Wars’. Landlords and agents must now list a specific asking price and are legally banned from accepting offers above that price. This stops the "highest bidder" culture that has been driving up prices in popular areas. 5. Upfront Payments Again. No Limits on rent in advance. Yeye landlords can no longer ask for more than one month’s rent upfront. This lowers the massive "barrier to entry" cost that often stops people esp new immigrants and low earners, from moving into a new home. 6. Pets & Discrimination Rights to pets and no more ‘DSS’ bans. You now have a legal right to request a pet, and landlords cannot "unreasonably" say no. It’s also now illegal for landlords to flat-out refuse tenants just because they have children or receive benefits. 7. The Paperwork The mandatory Information Sheet. By May 31st, your landlord must give you an official government info sheet explaining these new rights. If they don't, they can be fined up to £7,000, so keep an eye on your inbox or letterbox. The idea is just to balance the scores between Tenants and Landlords typically.

From a purely institutional and governance perspective, every media aide and senior government official that the press may interview should have training in adversarial media questioning. That training was compulsory when I worked in the UK, and I had it then although I was just a senior government official and not an official spokesperson. I was trained by the interviewers of BBC ‘Hard Talk.’ Here, we just appoint people and expect them to know. As an example, we appoint Ministers of Labour and expect them to have negotiation skills. The lack of training means that Ministers of Labour agree to terms during industrial disputes that the government cannot fulfil, leading to incessant strikes by people like ASIU. You cannot always blame the government for this though. When appointed, YOU are expected to arrange any training YOU need to be effective at your job. I am Ezemmuo. I know things.

Resign as Minister, face your obsession with Rivers Politics – APC National Secretary slams Wike. The National Secretary of the All Progressives Congress, Senator Ajibola Basiru, has slammed the Minister of Federal Capital Territory, Nyesom Wike, advising him to resign his position and face his obsession with Rivers politics and the APC. Basiru said Wike has no locus whatsoever to engage him in any political activity that concerns the APC until he joins the party. He stated this on Monday in a statement obtained in Osogbo, the capital of Osun State. Basiru also faulted Wike’s submission that he is interested in the N600 billion allocations of Rivers State, adding that he is not an opportunist and has never shied away from taking principled positions on matters. The APC National Secretary said, “From my record, he isn’t a member of APC. I don’t see which authority or temerity he has to be dabbling in APC affairs. “I am the National Secretary of APC and I don’t see any basis for him to be making comments about my activities either in Rivers State or in any part of Nigeria. “As the National Secretary of the party, my activities aren’t confined to Osun State contrary to his wrong impression. I am the head of the National Secretariat of the APC. “So, he has no locus whatsoever to engage me in any political activity that concerns the APC until he joins the party. “Secondly, I take strong exception to his allusion that I am interested in the N600 billion allocations of Rivers State. My records of service are those of integrity and commitment to service. “I am not an opportunist, and I have never shied away from taking principled positions on any matter, no matter whose ox is gored. “As to his veiled threat against me, I am a believer in God, that only God can do something for anybody, no matter how highly placed. “I am one of the young Nigerians that confronted military dictatorship. I can’t be bullied by anybody, no matter how highly placed. My records as national secretary are above board, and I can’t be queried by somebody who isn’t a member of APC. “Finally, my advice to him is that he should resign as Minister and face his obsession with Rivers politics.”

What just happened in Venezuela has strategic economic implications for Nigeria First, the Venezuela action is called a Double Play in baseball. With Russia distracted in Ukraine, America takes out two key players, Venezuela and Cuba (plus Hizballah) The real issue I hear with Maduro is that he allowed Hezbollah a foothold in the Americas. That was a US redline. Maduro offered the US oil and renewed relations to stop this invasion, but it didn't fly. Chevron already had rights to import and export Venezuelan oil, but the US must have felt Maduro had to go. The “narco” boat strikes were to establish a drug case. Why? So the same legal precedent used in the case of Manuel Noriega of Panama will be applied to Maduro. The Southern District of New York has already charged Nicolas Maduro with drug offences (yes, already) Cuba was Maduro's protector; it ran his internal security forces. Cuba has now lost its source of cheap energy and foreign exchange. It can't turn to Russia or Iran. It can turn to China, but will China risk its economy over Cuba? In closing, remember that all politics is local; this Venezuela action solidifies GOP support among key Cuban and Venezuelan voting blocs in America, in time for the midterms. This is also a Macro Rubio play for 2028 Back to Nigeria Key for Nigeria now is oil supply; if the new leader of Venezuela (US-backed) decides to pump more oil, which they will, then the US will have achieved another aim of reducing global oil prices and pressuring Russia. So triple play That $64 benchmark crude price for Nigeria in the 2026 budget now feels very generous; if Russia has a ceasefire in Ukraine, oil prices crash further. Nigeria has to adopt an austerity budget now, in preparation.

1/n Situation: I wanted to connect with CEO of NLNG, one of the biggest leaders in my then industry What I did: I sent a message on LinkedIn asking to interview for my career blog. I did not say “Hello” and expected him to reply before going further. I loaded everything into my intro message. 1. I worked on his psychology by praising his works (humans generally appreciate being commended) 2. I mentioned things we had in common (industry, state we grew up) 3. I showed what I wanted from him was a social cause to benefit other people (ie education & career) 4. I knew from distance he was big on those things. Knowing people’s interests beforehands helps. Tip: Load you intro if you want to connect with someone higher than you in your industry. They don’t have time for back and forth. Let them know you and what you want right from first message.
